One of the most satisfying aspects of working on the nation’s favourite construction industry publication is getting out on site with the builders who are making use of all the tools, materials, and services we feature in this magazine. Whilst it might be invaluable feedback we can also feel their frustration on certain subjects – and one source of vexation is most certainly housebuilding.

Many tradespeople who are currently working on repair, maintenance and improvement works will have the skillset to embark upon development projects, but are often confronted with obstacles that will put a pause on those ambitions.

Planning is most frequently cited, but there are equally issues around finance, mortgage access, and the availability of suitable land. On the last of these there has, however, been some recent policy movement.

It is a move that has been widely welcomed by trade associations that represent small- and medium-sized contractors and it is hoped it will be extended still further to the division of larger areas into smaller parcels.

There are, of course, already a good many building companies of even the smallest size who are making a success of new build housing. Encouraging new entrants – as well as helping those with existing experience in the market to expand – will benefit not only the industry itself but also the consumer. Constructing just a few units, or one-off, bespoke projects, makes these builders inherently more concerned with quality rather than the quantity-driven business model of the national volume companies.

The need to do drive up participation is indeed pressing. The nominal target for new registrations is an annual 300,000 and last year the number of new homes fell well short of that figure. Allowing more players to enter the market can only help to narrow what has become a significant and stubborn gap between objective and reality. Whilst the latest announcement is welcome it is, however, by no means a panacea because significant structural impediments are still not being adequately addressed.

It is a fact that many planning departments are woefully under-resourced whilst some local offices have been accused of lacking any kind of strategy as to how they will deliver much needed new homes in their area. Uncertainty is the enemy of any business, particularly in a construction sector that has already been navigating materials and labour cost volatility. In this context, a protracted planning process with an uncertain end is hardly an incentive to wholeheartedly commit the scarce resources of smaller firms.

Interest rate hikes have depressed demand in the short term but the underlying trend is still of a housing crisis which we have yet to find the tools to mend. Realising the potential of SME building companies would go some way to making the repairs to what is currently a broken system.

Pipeline of small sites for SME housebuilders to develop is ‘step in the right direction’

Homes England is to pilot selling parcels of land for SMEs to build new homes in the south-east and the midlands.

The Federation of Master Builders described the move as a positive development.

FMB policy head Jeremy Gray said: “The principle of breaking up large sites into smaller plots is a step in the right direction and something we have been calling on the government to introduce.”

A safety bulletin outlining the potential risks of using rooflight safety nets has been jointly published by The Rooflight Association and FASET

The association has expressed concern regarding netting products which are being offered for use over rooflights, secured to the upstand, or freestanding unfixed and unsecured temporary framework.

Mark Wilcox, Safety Representative for The Rooflight Association, said: “These practices are potentially a danger to life. Typical rooflight upstands are not designed, tested or attached to the roof in such way as to be able to provide reliable anchorage for a safety net or safey line of any kind.”

Study reveals the local authorities with the highest number of new builds 24housing.co.uk’s study reveals that Stratford-on-Avon had the most completed new builds in the UK from 2020 to 2023, with 283.9 new buildings completed per 10,000 people. South Derbyshire came second and mid Suffolk third.

CMA confirms that the housing crisis is caused by a broken planning process

The Competition and Markets Authority (CMA) has released it’s ‘Housebuilding Market Study: Final Report’. The report disproves the landbanking myth, highlights the need for better resourcing of planning departments and total planning reform, plus a need to support SMEs.

Richard Beresford, Chief Executive of the National Federation of Builders (NFB), said: “Planning should be enabling homes, better places and competition which benefits not just Britain, but the British consumer. The CMA has correctly identified that the UK planning system does the opposite.”

Lease Van calls for tool thieves to face stricter punishment

Tim Alcock at Lease Van said: “What’s shocking is that if a criminal steals under £200 worth of tools, the maximum sentence they can receive is six months.

“Of course what makes the situation worse is that not all criminals are caught which may reinforce the fear that they’ll return and steal again.

“We believe increasing the maximum sentence will make people think twice before breaking into someone’s van and stealing their hard-earned resources.”

Professional Builder’s Edward Kelly interviews Professor Will Swan, Director of Energy House Labs at the University of Salford about Energy House 2.0, energy efficiency in building and the Future Homes Standard.

The Future Homes Standard 2025, much like Net Zero 2050 ambitions, is one of the hot topics in the construction industry. Increasing the energy efficiency of our housing stock should be a win-win all round, helping our planet and reducing energy bill costs. It is, of course, not as simple as that though. What’s to say this new standard is even attainable for the average SME housebuilder out on site? Looking at answering this is the University of Salford and Energy House 2.0.

Energy House 2.0

Energy House 2.0 is a research facility in Salford with two environmental chambers inside, each able to accommodate two detached houses. Conditions can be controlled in these chambers, with the ability to set temperatures between -20˚C to +40˚C and simulate different weather conditions like wind, rain and solar radiation. There’s even an Alpine quality

Professor Will Swan is Director of Energy House Labs at the University of Salford, the team responsible for Energy House 2.0. Professor Swan explains: “What we’re really interested in is anything to do with domestic energy use.

The facility was completed in February 2022 and the houses in Chamber 1 were then finished in January 2023. This chamber is host to The Future Home from Bellway and eHome2 from Barratt/SaintGobain, which researchers have been thoroughly testing for just over a year now. Both are three-bedroom homes, built using high performing, efficient fabrics. These fabric options (like the glazing for example) can be interchanged and updated. There’s multiple heating, hot water, and renewables systems that can easily be “switched” too, letting researchers and manufacturers play around. “We could do a repeatable experiment and that’s enormously powerful. So, we could test the house as it was, do something to it, test it again, take one away from the other, in a sort of very lay scientific term, and you would have the thing that made the difference.” Professor Swan summarises.

Future Homes Standard

While the Future Homes Standard hasn’t been revealed in full as of yet, the current government consultation for the Future Homes Standard does define some features that homes built to this standard will have. This standard will require new homes to be future proofed, have low carbon heating systems and high levels of fabric efficiency. Updates in 2022 to the Building Regulations, specifically Approved Document Part L, F and O, were meant to function as a stepping stone to the upcoming Future Homes Standard. The expectation is that the new standard will increase these changes meaning new build homes will have to generate 75% less carbon emissions than those built under the 2013 regulations.

The two houses built in Energy House 2.0 were built trying to emulate this new standard as much as possible. While the exact details of how these two houses did so are available in the recently released fabric reports, the general idea is to optimise heat loss and air permeability and use newer heating systems like air source heat pumps. The Energy House Labs team measured how the overall build and individual elements of the houses measured up against design predictions with these factors.

Professor Will Swan explains the results: “I think what we’ve seen first things first is the Future Home Standard is achievable. It’s achievable, and the technology is there to do it. I think it shows that with good site management, and good design, it’s clearly doable.

“Policy makers will sometimes come up with a set of regulations, but actually having something to show them and to say, look, this is the outcome of your policy is really, really useful.”

The fabric reports were positive for both homes, with a small performance gap of up to 8% between the anticipated and actual performance. (Some homes can have as big of a performance gap as 140%!)

Professor Swan explains that these results showing that 8% is actually a positive for the industry. “Making those

valuable lesson for industry because it’s not something I think we’re always very good at doing in terms of the sector. It’s sharing not just great news but also where we can improve.”

Supporting SMEs

Having clear information publicly available is something Professor Swan highlights as key to achieving the Future Homes Standard on mass (as well as government tackling of the skills and supply shortages).

“The information is starting to come out, but it’s actually putting it in people’s hands, not in the form of a big, ‘here’s a bunch of U-values’ but actually ‘this is what you do’.

“I’ve worked around the construction industry a long time and they learn by doing, they’re what they call kinaesthetic learners and they’re problem solvers. So actually, what they want is a set of rules of thumb.”

Neil Groom, Director of NJG Building Solutions in Hertfordshire, gives his firsthand account of how software has fundamentally changed his firm.

Residential construction is hugely competitive. No one knows this better than Neil Groom. He’s been in the industry for well over 25 years. NJG Building Solutions offers consultancy, design, estimating, planning permission and building services. Business is going well. The order book is full. Somehow, Neil seems to successfully withstand the ups and downs of the economy. How does he do it? And has it always been the case?

The challenges

“Nothing quite prepares you for running your own business. It was a brutal introduction to cowboy customers, labour shortages, material delays, price fluctuations, red tape, paperwork, formfilling, balancing the books… It wasn’t easy. And to be clear, none of that has gone away. It’s how I handle it that has changed. If you take one thing away from my story, it should be that.

“Winning projects in the first place was my initial concern. How was I going to differentiate myself from the competition? How would I convey why my business was better than the rest? And how was I going to make any money!?

“And money is a conversation all of its

own. I found that giving a price to a customer that I thought was the going rate or ‘winnable’, didn’t equate to a profit at the end of it. I spent hours quoting and either not winning the job or winning on slim margins. I was literally bank-rolling customers’ projects just so that we stayed in work. Fortunately, I realised very quickly that I had to find another way.”

A new mindset

“I took advice from business coaches and experts and I researched a load of admin and management software. I may sound like I’m preaching but I really do believe

finances and job management absolutely right. So, when I discovered HBXL Building Software, everything changed. I bought EstimatorXpress, PlansXpress and Health & Safety Xpert. presentation is professional, the costs are detailed, and they know how long the job is going to take. Importantly, this level of transparency makes quibbling the price that much harder...!

EstimatorXpress

“From the traced drawing which took me no time at all to produce, I put the CAD file into EstimatorXpress. I answer a few questions and then it gives me a full breakdown of all the costs. I know what plant, materials and labour are needed when thanks to the Build Programme. I know my ‘order by’ dates, when to book in sub-contractors and so on. All these valuable reports; Gantt Chart, Materials Schedule, Cashflow analysis etc – they’re all the product of that traced drawing in PlansXpress, and details like ‘start date’, keyed into EstimatorXpress.

“PlansXpress makes designing extensions, loft conversions and new builds easy and that’s because of the simple drawing tools. The drawings are architect-level quality. I don’t have to worry about the specification notes, the software writes it for me. As I draw the floor plan, it’s using the information to automatically create the elevation, joist layout and so on. Block paving, tile styling, concrete effects – they’re all built into the software.

“The software’s straightforward enough to learn but I did also attend HBXL’s free CAD for Construction Skills Bootcamp, run in conjunction with the Department for Education. Brickworks

Protecting brickwork from the effects of rain offers a number of benefits from avoiding efflorescence to preventing structural damage.

Efflorescence is common on new brickwork, a white powder effect that is caused by salts in the bricks reacting with the rainwater. Although only cosmetic the effect is unsightly, ruining the overall finish of your job and risking callbacks.

Structural damage can also occur to brickwork and render, particularly in regions susceptible to ‘wind driven rain’. Spalling can occur when water soaks into the brickwork and then freezes in the colder months. As ice has a 9% larger volume than water, this causes ‘hydro

ALWAYS ON GUARD

Angus Crichton, House & Garden Marketing Manager at ACO Water Management, looks at alternatives to impermeable surfacing that can be environmentally friendly and aesthetically pleasing.

Both grass and gravel have their distinct advantages as landscaping materials. The attractiveness of a traditional grass swathe is pleasing to many; the growing popularity of modern, lower maintenance gravel, complete with a satisfying crunch underfoot, is proving a worthy challenger to traditional lawns.

What is common to both surfaces is that, when walked upon or driven over regularly, they can become marked or rutted. Shoes and tyres can soon damage grass – the shortcut across the lawn soon becomes an ugly, muddy footway. Gravel is notorious for scattering or migrating beyond where it is laid, drifting into dips and rises that make the surface uneven. While gravel looks, feels and sounds good, it can be hard work pushing a pram, wheelbarrow or wheelchair over it. This has led some homeowners to opt for paving, which comes with its own concerns.

Urban front gardens

With the rise in electric vehicles that need access to a charging point, paving over urban front gardens is increasingly popular. However, paving lawns or flowerbeds creates an impermeable seal over the rainwater-absorbing soil, increasing runoff into stormwater drains. When it comes to runoff, sustainable drainage systems (SuDS) are preferred as they allow rainwater to be dispersed on site, more closely mimicking nature, and lightening the load on the UK’s strained sewerage system.

Therefore, regulations state that rainwater from a new or renovated driveway must be dispersed on site and not allowed to drain into the road or pavement. In England and Wales, this

applies to surfaces over 5m2; in Scotland, the rule applies to all developments whatever the area. Grass and gravel surfaces are permeable so fulfil this requirement, but how can they be trafficked regularly by pedestrians and cars without rutting, gravel scatter and creating access problems?

The remedy is reinforcement

Ground reinforcement tiles consist of a network of plastic cells that are a convenient size to handle and install. The tiles often interlock for greater stability and have fixing points to anchor into subbase beneath. The cells are then filled with either gravel or soil – ideal for planting grass.

The rigid interlocking cells of ground reinforcement tiles transfer the weight of traffic and pedestrians directly to the subbase, protecting grass from damage. They also lock gravel in situ, preventing scattering and allowing easier access across gravel surfaces. The size and supportive structure of the cell ensures the gravel remains smooth and undisturbed when an individual with a walking stick or in a wheelchair moves across it. The tiles can be easily cut to meet the edges of an adjoining surface, ensuring smooth transition from one surface to another for those with walking aids. In this way, ground reinforcement tiles can help landscapers to fulfil Building Regulations for people to gain access to buildings.

Layers of good drainage

Careful attention must be given to the layers below the grass or gravel surface to ensure they can take the weight of traffic across it and remain free draining.

Sub-layer:  The existing base is dug out to create a smooth and level sub-layer which is then compacted. A stabilisation fabric can then be laid between the sub-layer and the sub-base.

Sub-base:  Fill the excavated area with free-draining MOT Type 3 aggregate. A free-draining sub-base such as MOT Type

Laying Course: The area is levelled with a layer of sharp sand and or soil, depending on whether grass is to be sown. A second stabilisation fabric can be installed between the sub-base and laying course to prevent the latter settling into the former.

Ground Reinforcement Grids: These are then fitted on top of the laying course following the staggered pattern in the installation instructions and pegged if installed on a slope. The grids are then filled with the chosen grass or gravel finish.

SuDS represent a collection of strategies, management practices, structures, and design solutions that drain surface water - reducing flood risk – efficiently and sustainably from development sites. Flooding and flash flooding have been all too prevalent over the last few years in the UK and mitigating flood risk is becoming even more important, as is water conservation, meaning developers and housebuilders are facing tighter planning controls than ever before. This has led to many domestic and commercial projects calling for new and innovative ways to manage water runoff that arises from developments and drainage.

Water conservation

In recent years we have seen an increase in rainfall throughout the UK. This, combined with the fact that we are building more than ever, has led to an increase in water-stressed areas where the conservation of water is a critical challenge. That means that there is unprecedented pressure to introduce more sustainable elements into designs.

However, the UK government has announced that this year England will follow suit, following pressure from the industry to act now and implement schedule 3 of the Flood and Water Management Act 2010. This means that most new constructions in England will require a SuDs-specific authorisation by the SuDS Approval Body (SAB) prior to construction commencing.

Welcome development

This new focus on SuDS can be used to a developer’s advantage, with a welldesigned SuDS system likely to speed up the approval process – delighting builders and homeowners alike. As well as massively improving the aesthetics of a development, creating a better and more desirable place to settle, quality SuDS which incorporate open spaces such as ponds can increase land value and house prices as much as 10% –providing a new

The latest changes to the British standard for concrete, BS 8500, (introduced in November 2023) have been hailed as a substantial “leap forward” for the industry. And whilst there has been a lot of industry talk around the longawaited introduction of the new standard – what does it mean to the builder and what do you really need to know?

Concrete and cement are the lifeblood of the building industry and essential for our modern world. After water, concrete is the world’s most used substance – and for good reason – it is abundant, strong, affordable, locally available and has infinite uses. But as society and industry advances, and the global climate action agenda reaches critical mass – we have to move with the times. There is a continuous drive to improve and innovate to stay at the sharp end – and that’s exactly what is happening to concrete and cement.

In a nutshell, the new standard BS 8500 now enables British concrete and cement producers to supply lower-carbon options, broadening the array of available lower-carbon concrete mixes – and

opening up the market for more lowercarbon products to enter.

What’s new in the mix

During the manufacturing process, cement production emits carbon dioxide through the fuel to heat the raw materials, and process emissions from calcining the calcium carbonate. The largest proportion of embodied carbon in concrete is attributable to the cement. The new update to BS 8500 provides options to reduce the mass of clinker and reduce the embodied carbon of concrete. In simple terms, BS 8500 will now allow the specification of combination/ternary cements. In technical speak, this means that CEMII/A-L and GGBS can be combined in a wider range of exposure classes.

Across industry, extensive testing has been carried out on these new multicomponent cements, which has led to the update and the more widespread roll out of lower carbon concretes. Now with the potential to use these new cementitious products across all mainstream applications, the associated carbon saving could add up to an annual saving of 1 million tonnes of carbon dioxide.

Builder’s Edward Kelly takes a look at DosaFil Residential Technologies, a solid new entrant to the central heating market

The way that we treat boilers and heating systems isn’t something we often think about. In fact, the process of pouring an inhibitor to keep a central heating system running efficiently hasn’t really changed all that much in the last sixty years or so. Bear that in mind and you’ll realise why the arrival of DosaFil Residential Technologies is a big one and may drastically change the way we treat heating systems for the foreseeable future.

The DosaFil brand began in the commercial heating/cooling sectors, making water conditioning devices. The aim here was to provide an eco-friendlier, safety conscious and less energy consuming alternative. It was from here that the company began to pair solid chemicals with these devices, working as a more concentrated version of the usual liquid treatment products. (Think dishwasher tablets!) With the success of these solid solutions, the next natural step was the residential market and so, DosaFil Residential Technologies was born!

The range

So, what are these solid chemicals that the company has brought to market? The range consists of four different products,

all with different functions. Thankfully, they’re also all pretty self-explanatory.

The DR1 Inhibitor for example is, well, an inhibitor. It’s to help keep your boiler running efficiently and will help prevent corrosion in the central system and stop sludge from building up. While engineers will usually agree that this should be topped up once a year, most testing kits to see whether a system needs its inhibitor topping up will simply say yes or no, not how much product is required. Because of that, usual practice is to just dump a whole bottle of inhibitor into the system.

Where DosaFil’s inhibitor changes this is that its testing kit gives an indication of how much of the product is required (each pack is split into three separate solid sticks). That way, you may only need one stick for one service and can still keep the other two for the next appointment that needs it. The NSF CIAS accredited product (an achievement in and of itself) is dosed via a filter with each stick individually wrapped in a dissolvable wrap. This is the case for the whole range and means there’s no actual contact with the chemicals themselves.

The DR2 and DR3 cleaners are for new systems and those needing more heavyduty cleaning respectively. The former dissolves in hot water in just 15 minutes where the latter is designed to mobilise

sludge in those older systems.

The DR4 is a biocide, designed for low temperature central heating systems, such as heat pumps and underfloor heating. Because of the lower temperature nature of these systems, bacteria and all manner of nasty things are able to grow and aren’t killed off as they would be in a more traditional system. Dosing this solid biocide will get rid of anything in there and won’t need to be done again –unless a system is drained, and new water introduced.

Ease of use

Founder and Managing Director of the company, Steve Crick is certainly embodying his father’s ethos that he shared with us on a press day: There has to be a better way. Speaking on DosaFil Residential Technologies, he said “We set

The range of solid products on offer across the country have gone down a storm with installers, with the company’s market research boasting very positive responses. Ease of use is naturally one major attraction. There’s no spillage or mess with the solid products and,

importantly, the tiny boxes take up a fraction of the room a comparable 1L plastic jerry can would. While a 1L plastic bottle might not sound like a lot of space, when that’s scaled up to account for multiple services that little space will get bigger and bigger. Weight is a huge difference too, with a liquid inhibitor weight of around 1.16KG compared to a DosaFil solid of 0.098KG.

Sustainability

This brings us on to sustainability. The size and weight difference between DosaFil’s range and more conventional liquid treatments doesn’t just mean less space in the back of an installer’s van. A pallet with the company’s most popular options, the DR1 Inhibitor and DR3 Heavy Duty Cleaner will reportedly fit 3.5x as many products compared to the closest liquid competitor, meaning there’s 3.5x less carbon in distribution.

This is coupled with the plastic free nature of the products. Apparently, two or three plastic bottles are sent to landfill for every boiler or heat pump installed (the plastic can’t be recycled once they’ve had these chemicals touching them), amounting to an eye watering 3+ million bottles a year. Using cardboard looks to stop this and has a huge reduction in the amount of C02 emitted in producing the packaging of the product too. In fact, DosaFil attests that there’s just 7.52g of embodied carbon per DR1 box, compared to 360g for a 1L plastic jerry can.

I suppose the important question is though, why should we care about that? Well, “going green” is becoming increasingly important, particularly in our industry with an approaching Future Homes Standard and Net Zero aspirations. Customers are appreciating sustainable practices more and more too, if industry surveys are anything to go by. We are undeniably in a climate crisis, (just look at the bizarre weather outside!) and so conscious choices like these are a no brainer – especially when they’ll probably make life a lot easier. Building a Solid Future indeed!

BRAIN DRAIN!

From bleeding a radiator to draining down an entire heating system without having to switch off the mains supply, Lee Parsons, CEO of Arctic Hayes, looks at the nifty plumbing tools that make life easier and less messy.

In any heating system, the efficient distribution of heat is of paramount importance. Proper radiator servicing and balancing ensures that heat is evenly distributed, reducing energy wastage and enhancing comfort. Regular radiator servicing also extends their life, saving both time and money for homeowners.

The hassle factor really kicks in if radiator valves are broken. Similarly, if you have to repair pipe work, the time to drain down an entire system can be a real pain. Luckily, however, there are some great tools and accessories available that can save you time, money, mess and effort on all of these jobs.

Broken bleed valves

won’t need to drain off the system. It essentially creates a new radiator air bleed vent.

First, turn the valves off on the radiator (An adjustable spanner maybe required). Next, find a suitable location for the Easibleed valve near the top of the radiator. Then using a drill with a 10mm socket head, attach the Easibleed by drilling it straight into the radiator. Don’t overtighten it, once it’s in place you can open the Easibleed valve then bleed your radiator – it is so simple but saves so much time, money and effort.

No draining down

When it comes to repairing pipework, Pipe Freeze kits are a great option for

heating and plumbing engineers – they save vast amounts of time and money, there is hardly any clearing up to be done and there is no disruption to your customers’ home or workplace.

Draining/refilling a system takes time which equals money, not to even mention if you have air locks/re-balancing issues.

Draining down radiators can be a messy job, so anything that can keep a homeowner’s property free from dirt is a must. One piece of kit that saves on mess is a Drain Down Kit. It helps avoid unnecessary mess like damage to floors and carpets from spillage.

With an average of 170,000 new homes being built each year in the UK, the reality is that the majority of the homes people will live in by 2050 are already built. “Before getting started on installing the new tap, there are a few things you need to do that will make your life and the lives of your customers that little bit easier in the long run. Firstly, the customer needs to pick a style of tap that’s right for them, their daily needs and the look of their home. Typically, I’ve found customers often tend to choose Easyfit styles over other styles of kitchen taps.

New Home Company’s Steve Hammond is a Dakea convert. Professional Builder reports on an environmentally aware farmhouse conversion where the manufacturer’s roof windows were a vital component.

The routes that are taken into property development are many and various but, in Steve Hammond’s case, he became hooked on the business of building homes almost by chance. When he bought two properties to convert and extend in order to establish a children’s centre and community hub the Birmingham-based developer got the bug. “It was my first build project and I realised pretty quickly that not only was I thoroughly enjoying the whole process but was actually quite good at it,” explains Steve.

“Since then, I’ve built dozens of highend extensions and carried out numerous quality refurbishments. That lead me to set up the New Home Company which is a property business dedicated to developing, converting and refurbishing high quality homes in desirable areas within the West Midlands.”

Concentrating on bespoke new builds, renovations and conversions in the south

Birmingham area and its surrounds, Steve’s first encounter with Dakea would come at a farmhouse refurb in Tamworthin-Arden. “What really excites me is

Steve was already undertaking two barn conversions in the village and spotted what to the uninitiated would be a simple farmhouse in a rather sorry state of repair. With his keen eye for a development opportunity, however, he recognised its potential. “It came up for auction and I went along without any real intention of making a bid but, in what I can only describe as an impulse purchase, I ended up securing it for £450,000.”

“What I’d bought was a three-bed house with single storey garage attached which hadn’t been inhabited for the best part of a decade. My vision was to transform it into the house it should have always been with a traditional aesthetic but contemporary fixtures and fittings.”

Azure Fixed

The rear extension features an 8m x 4m lounge and is where the New Home Company team would specify and install two Azure Fixed flat roof windows, complemented by two of the same company’s Solar Blind For Flat Roof Window solutions. Designed to be installed in a roof pitch between 5-15° the 1.5 x 1metre units have flooded the extension with light. “The fixings screws and brackets were all included, and we had them in within an hour,” recalls Steve. “I was given the contact details of the technical team at Dakea who were on hand to support us, but it was so straightforward we didn’t actually need them.”

Steve tells us how the Dakea solutions were in step with the finish he wanted to achieve: “The Tamworth-in-Arden barns I’d completed previously were built to a sustainable model, with an air source heat pump (ASHP), a high standard of air tightness and insulation, as well as an MVHR system, and I wanted to translate that experience to the farmhouse. When you begin to engage with eco-friendly technologies, you’d be surprised by just how few people actually understand them but it’s something I really want to embrace.

“We went with an ASHP once again, as well as solar panels with battery storage and underfloor heating on the ground floor. Radiators were installed upstairs but we had to give careful thought to their size in order to match with the air source, which runs at a lower temperature than a

gas boiler. Within the confines of what can be achieved with an old building, I was determined to be mindful of the thermal efficiency. That led us to full fill cavity insulation whilst the commendable U-values of the Dakea units also played their part.”

The Azure Fixed flat roof windows feature the protection of external toughened glass, whilst the internal glass is laminated. The PVC base is maintenancefree and the outer glass surface has a special coating for easy cleaning. The durable PVC and glass surfaces of the baseunit also make the roof windows suitable for spaces with increased humidity, such as kitchens and bathrooms. At the same time, where a higher installation level is required, the base unit can be extended in height by additional extension curbs. Multilayer glazing, combined with the insulated PVC base, ensures efficient noise reduction of both impact noise and environmental noise.

SCORE ON THE DOORS!

April showers notwithstanding, the eternally optimistic Brits are already steamed up about getting out into their gardens, firing up the mowers and barbeques and doing whatever they can to merge the inside of their homes, seamlessly with the outside. Whatever the realities of the weather, now is the time to tap into this extraordinarily British optimistic trait, with all the numbers pointing to a bumper sales year for garden doors.

Of course, the industry is always ready with a new tranche of sliding, bifolding, sliding and folding, tilting and sliding and even traditional, hinged garden doors so there is something that you can offer to even the fussiest customers. Let’s have a look at a few of this season’s variations on the theme….

If you will forgive me for a bit of selfpuff, we have Quick-Glide, a new super slim slide-and-stack door which is unique to Quickslide, for the moment at least. I am breaking the editorial rules to bring you this because it is a slimsightline version of our very own folding/sliding door, that stacks like a bifold but with the panels operating independently along the track. Thus, the homeowner can configure the number

To tap into the hottest trend in the market you also need to offer your customers sliders and hinged doors styled in the art deco ‘industrial chic’ style that is sweeping the UK currently. Also available in casement windows, as well as internal doors and room dividers, once again we look to our past to enjoy the very best in current, up-to-the-minute style, one that I believe will run and run. Top of the pile in my view are those offered by Heritage Alitherm, with internal products marketed under the Aluspace brand.

A word of advice however: Check with your fabricator as some configurations may not be suitable for certain applications, such as new builds, for example.

Bi-folds, bi-folds everywhere…

There has been a really strong start to 2024 for bi-folds. There is always something new for this ever-popular product and just as we all went on a diet in the New Year then so too did bifolding doors! One of the very few issues with this style has been the

thickness of the frames so the industry has been working hard to reduce the dimensions of the aluminium profiles to further minimise sight-lines and max out the see-through bits. And the latest offering is the slimmest ever achieved!

And it’s not just the homeowner that benefits: when installing these, you can now speed things up with the Quick Bead that allows the doors to be glazed on-site quickly and easily to improve handling and installation, plus door jambs that make squaring up quicker and simpler by offering 4mm +/- adjustment either side.

But bi-folds aren’t having it all their own way with the sliding ‘patio’ door remaining ever-popular. Ignore these at your peril because there are some superb improvements, again with the profiles as thin as they have ever been…

Rory Parker is the Festool With You Everyday winner. Professional Builder visits a carpenter for whom a sophisticated level of site work is matched by his premium power tools

of Rory Parker. The eponymous half of Cambridgeshire-based ParkerRose owns a van that features a machine for every interior fit out eventuality you could encounter.

That includes a considerable arsenal of Festool equipment, which was recently given a boost by the addition of no less than £10,000 worth of new kit. Last year Rory won the German manufacturer’s Festool With You Everyday giveaway and the reward was a whopping £8,000 in power tools, together with £2,000 of bott Smartvan racking to help keep it all in the right place.

Investing in yourself

We caught up with Rory on a high-end extension job in an affluent corner of the east of England, where he explains his brand loyalty. “Buying Festool is all about making an investment in yourself because it will help you achieve a better finish and work more efficiently,” enthuses the 32year-old tradesman. “The kind of work we’re doing demands that you’re

meticulous, where you’re constantly thinking about the detail, and having the right tools is a part of that.”

ParkerRose has been trading since 2016 and specialises in kitchens and cabinetry. The quality work accomplished on site is complemented by an impressive showroom and workshop facility in St Ives, as Rory explains: “It’s an invaluable resource for us because we can meet clients there, go through every aspect of the job, and show them samples.” The team can plan projects themselves or collaborate with interior designers with bespoke elements generated by ParkerRose staff using SketchUp and AutoCAD software. Rory will travel from his Cambridgeshire base around the surrounding counties, and into North London, with much of his work won through recommendation.

“I started working for my Dad installing timber windows and we were using a lot of Festool sanders even then, so I’ve always been aware of the quality,” he recalls. “The first tool I actually bought was a Festool TS 55 Plunge-cut Saw, along with a couple of drills. I now use the cordless TSC 55 K all the time and its performance easily stands up to a mains machine. That comparable power output is actually the case with the entire cordless offering today and it’s such a convenient development. I also like the KickbackStop safety system, and it’s really smooth in operation. We’re mostly cutting 18mm panels with it and it goes through them like butter.”

So, what would be the Festool kit that Rory couldn’t do without? “With the kind of work we undertake I’d certainly need my CXS and TXS compact cordless drill

drivers. We use them in the workshop on cabinets and they are small enough to get into confined spaces but still have plenty of power and versatility. I’ve had them seven or eight years now and they’re so reliable. Added to those are the new 18volt CXS 18 and TXS 18 compact screwdrivers which I use for site work.”

One solution that has impressed Rory amongst the hugely generous Festool freebies is the CSC SYS 50 Cordless Table Saw, as the Cambridgeshire carpenter explains: “It’s been brilliant,

especially when we’re trimming units, making infills panels and scribes. You can’t really believe at first that it fits into a Systainer, which makes it super portable. It takes up hardly any room in the van and you can set up pretty much anywhere –on the Multifunction table, or on the floor, so it’s ideal in tight spots.”

“What really makes it unique for me, however, is the digital controls, which means you can adjust the height and angle and you know you’ll be accurate to a tenth of a millimetre. I’ve used other saws where the dial will slip in use but that’s not possible with the Festool.”

Everyday prize? “You enter these thingswithout any real anticipation of ever winning so it was certainly a surprise, and I couldn’t really believe it at first.” Rory was invited to visit the company’s UK HQ in Bury St Edmunds to look at what he’d won and receive some product training. The prize included the before mentioned Multifunction table, CSC SYS 50 cordless table saw, the Festool 1400 EBQ Router, an angle grinder, the PSC 420 Cordless Jigsaw, the Cordless Delta Sander DTSC 400, and the GHS 25 Bluetooth Ear Defenders and a new light.

“One thing that I really like about Festool is how they look after you as an end user. Their service department is very good and the theft cover is unique. All you need to do is register the tool online on your MyFestool customer portal and, as part of the three-year warranty, it’s protected against theft. Simply pay a £100 excess and it will be replaced. I had my van broken into in 2018, and know what it’s like to be robbed, so that’s very reassuring.”

“You can tell that every feature on Festool products has been really wellthought out and tested,” concludes Rory. “If you add the level of service to the quality of the kit then they really are the best in the market.”

Trusting in Totectors safety footwear is a step in the right direction. Professional Builder’s Lee Jones talks to the company’s Rhys Elavia about the product range and heritage behind the brand.

The building industry is nothing if not a family affair with the founders of countless firms upholding a proud tradition of passing trade skills onto

Now part of International Brands Group, Totectors was given a reboot in 2022 but has a rather more colourful history. It was during the height of WWII that Bill Denton of Northamptonshirebased shoemaking pioneers, Wilkins & Denton identified an urgent need for sturdier safety footwear, particularly in heavy industry. It was a realisation that would take him on a perilous maritime mission to the US at the height of the Battle of the Atlantic and it is there that he met Arthur Williams, who owned the patent for steel toe cap design.

Although the American initially refused to strike a deal, a mammoth 48-hour poker game would see the British manufacturer secure the rights to steel toe cap technology on these shores –and Totectors was born. It’s a story which is now celebrated in the current product

What the market currently supplies is often guilty of championing practicality at the expense of style, but Totectors successfully marries both, as Rhys explains: “Our message is ‘keep your look’ because we don’t want our customers to have to compromise on their style. We’re reaching out to the younger consumer by emulating what they’re already wearing on the weekend whilst at the same time enjoying safe, functional and comfortable footwear at work.”

A case in point is the newly launched Williams boot, which delivers on detail in design together with some unique features. Where this footwear really departs from its peers, for instance, is in the unique Clarino upper lining. Completely replacing the leather content,

A heel cradle protects the Achilles and there’s the instant comfort of a 3mm open cell PU foam footbed. Moreover, a Kevlar-built midsole protects against penetration, the highest SR rated oil and slip resistance rating is achieved, and there’s anti-static properties.

Cap that

Part of the secret of the slicker profile at the front of both the Williams and Denton is an aluminium toe cap. It’s a material that can be used in a much thinner construction but with all the 200-joule

shallower silhouette that belies the shoe’s sturdiness. At the same time the rubber outsole affords over 200ºC of heat resistance, there’s a padded collar and durable leather upper.

“Our designer Mike Boston has done a phenomenal job in elevating the brand,” enthuses Rhys, “and the Williams epitomises all those style attributes but in a 100 per cent waterproof and robust package. One of the things that builders will notice straight away is how light these boots are.”

Slipping remains the biggest cause of accidents on construction sites, and for the self-employed an injury that incapacitates will inevitably lead to a loss of earnings. In response, the Williams meets the new SR slip rating, where the tests are undertaken on angled and lubricated slate surface. From the toe to heel unit the outsole is engineered to confidently tread across a whole range of terrains, be it concrete, rubble or mud. Not only that, when flexing, the boot is designed to release any debris, and it equally benefits from an LG-rated ladder grip system.

A carbon-based rubber defies wear at the front of the boot and the tech foam is a rigidity- and strength-maintaining high rebound EVA. If work has a habit of bringing you to your knees you’ll be all too aware that the toe end can quickly be left in tatters, but not so with Totectors. The company’s SC test consists of subjecting that area to 2,000 cycles with hard sandpaper and – in order to pass –the material can’t be reduced by any more than 1mm.

An equally premium product, the Denton is available as either a boot or safety trainer in black and wheat, with a summer special white due to be launched in May of this year. This is an S1P rated shoe more suited to indoor environments but, whatever the colour or design, there’s all the same safety technologies complementing the smart exterior.

Hiring a subcontractor is a standard part of the construction industry, and it’s not without its benefits. But, when you hire a subcontractor, it’s important to make sure that you put in place good risk management systems to help prevent financial losses and avoid liabilities.

The different types of subcontractors

Labour-only subcontractors: They work under your supervision using materials, equipment, and tools that you’ve provided. Usually, you determine their hours and direct where and how they work. You may even pay them a salary. You are legally required to have employers’ liability insurance for them.

Bona fide subcontractors: They set their own hours, get paid by invoice, work without supervision, and supply their own tools, equipment, and materials. You do not need employers’ liability insurance for bona fide subcontractors, but

you should ask for proof that they are licensed and that they have public liability insurance before you hire them. If they have any staff, make sure that they’re insured too.

The already considerable choice of JCB mini excavators has two new additions in the 2-3 tonne range

With a product portfolio in excess of 300 machines and counting you would think that you’d struggle to find any gaps in the JCB range. There are, of course, always new innovations and customer demands to fulfil and one such has been identified in the mini excavator line-up.

19C-1E to its growing E-TECH range of lithium-ion solutions, there’s also a fully battery electric solution on offer. Builders who have been in the market for a Next Generation JCB mini larger than the 19C-1 would hitherto be required to make the leap to a threetonne unit, but the Staffordshire-based construction machinery expert has now

of the 2,550kg, 25Z-1. These are machines that can be easily secured via nine individual tie-down points and towed from a van or pick up with a standard licence, ticking that crucial transportability box. Indeed, with many light commercial vehicles rated at up to a 3.5 tonne towing capacity, you could also add two or three buckets to your trailer.

From the ground up

This is not an existing machine made bigger or smaller to fill a weight class. Instead, it has been designed from the ground up with its own identity uppermost in mind. There’s robust and repairable allsteel bodywork, boom routed hoses are protected from damage, and are positioned to be out of the operator’s line of sight. Moreover, a lighter weight bucket carries more material and is itself fitted with transportation hooks for movement from site-to-site.

The 26C-1 and 25Z-1 are equipped with an efficient and fuel saving 18.4kW (24.7hp) Kohler engine that turns these 2tonne machines into multi-tasking powerhouses. If you’re going to make the investment in a mini excavator it needs to earn its keep and, whether it’s digging footings or lifting gravel bags, there’s plenty of punch.

So what about the experience at the controls? First impressions when climbing

into the ROPS/TOPS protected cab is the generous amount of room. The auxillary pedals have been moved to electroproportional controls, there’s a brand-new 4in. multi-function digital display controlled from a rotary dial, where power modes, health checks and much more can be accessed. Visibility to the bucket is unimpeded and, if you’re grafting into the darker hours of winter, then four LED work lights – including one protected in the boom and one rear facing – will illuminate your surroundings.

Packing a punch

The 25Z-1 is a true zero tailswing solution with no overhang and, in common with its conventional tail swing stablemate, the overall width is just 1,500mm. That makes it your friend if you’re digging hard against a wall or on any project where space is at a premium. There’s less chance of damaging either your shiny new digger or the client’s property with some over-enthusiastic slewing, and you can reach the spots that conventional tailswings can’t. Compact they may be but that doesn’t mean there’s any scrimping on reach with a maximum digging depth of 2,824mm, while the conventional tailswing 26C-1 offers up to 3,037mm.

The 25Z-1 and 26C-1 carry over the same bucket pin dimensions, which means you can continue to use existing buckets and attachments. The manufacturer also now offers a factory-fit hydraulic quick hitch option, which incorporates two locking mechanisms with an LED boom light indicator. Other options include a new mechanical hitch, and a factory-fit hydraulic thumb, that can be used with high or low-flow hydraulics.

What a builder needs from any construction machine is reliability, durability and ease of use, and JCB’s mini excavators already have a solid reputation for all three. With the launch of the 26C-1 and 25Z-1 it is a status that’s been further reinforced. There’s now even more choice on offer in the Next Generation

Before any renovation work begins, it’s crucial to prepare the wood surface properly. This may involve cleaning the wood to remove dirt, grime, and old finishes using appropriate cleaners and paint removers. Once renovated and prepared a few options are available, depending on the client’s preference.

Choose finishes that are suitable for the wood type and the intended use of the new or renovated timber. If a paint style finish or top-coat is needed, additional preservation is required. This can be added with Barrettine’s Clear, Universal ‘Primer’ Preserver formulated to allow over painting whilst ensuring all the preservation properties from fungal attack and decay. If the client is looking for a more natural look where the grain is still visible, Barrettine's Premier Wood Preserver or Wood Protective treatments would make a good fit. Their translucent colour finishes provide protection from weathering/sunlight, and as an oil they both penetrate deeply into the wood and provide excellent water shedding, giving

Wood preserver’s are great for protecting untreated timber from woodworm, insect attack and fungal decay as well as against general weathering. Wood protective treatments are often used on pre-treated timbers and provide excellent additional protection against the elements. It’s also good to

penetration. Wood Protectors are also at a better price point if there isn’t a need to add more preserver products on already treated timber.

Specific uses

Barrettine’s Premier Wood care range also includes decking treatments, and all are oil based for maximum penetration. The All-in-One Decking Oil offers protection by repelling water, UV-rays and preventing mould. The non-flaking, translucent finish can be used on deck boards, deck tiles, balustrades and is offered in six natural shades. To compliment this, an additional anti-slip decking oil is a great follow-on product for surfaces that can become wet and dirty. Applied as a top coat, the product improves grip on decking, handrails and wooden steps. BATTEN DOWN

In the first part of our focus on Marley JB Red Battens, Kevin Taylor, the manufacturer’s Training and Technical Support Manager, highlights the key areas to consider for successfully setting out tile battens across a variety of roof areas.

Setting out battens for the roof eaves and ridge

As with any roof tile, it is critical to establish what is known as the hanging length of the tile. Most manufacturers share the tile’s hanging length in their product information. But if on site, builders should simply turn the tile over and measure from the underside of the nib to the tail of the tile.

Once this measurement is established, contractors should place a tape or rule at least 50mm over the edge of the fascia board or leading edge (measured on the rake) and mark off the hanging length onto the rafter. This first datum point represents the top edge of the eaves batten. The overhang may need to be extended for wider gutters or gutters which project off the leading edge.

The important point is to ensure that there is effective drainage into the gutters, so it is always advisable to check this with a roof tile before moving on to the next step.

The top course of roof tiles should finish high enough so that the ridge tiles cover them by no less than 75mm. Normally this means setting the top edge of the top batten down from the ridge (or the ridge brackets if using a dry ridge system) by the depth of the tile nib plus 5-15mm.

For variable gauge, single lap roof tiles, it is important not to exceed the maximum batten gauge recommended by the manufacturer, this can vary depending on the minimum headlap specified, which normally ranges from 75mm up to 100mm depending on the roof pitch.

The maximum batten gauge

To understand the maximum batten gauge when on site, roofers should measure the full length of the tile, and

deduct the minimum headlap (for example: 420mm – 75mm = 345mm).

Starting at the first datum point (the eaves course), mark up sets of the maximum gauge until you are close to the ridge, and check where the top batten would fall in relation to the required datum point.

In most cases, the maximum gauge will need to be reduced to ensure that the batten gauges are even, and the minimum headlap is maintained. For example, to ensure an even gauge, a maximum gauge of 345mm may need to be reduced to 340mm to ensure that all the gauges are even, and a 340mm batten gauge would result in an 80mm headlap (420mm – 340mm = 80mm).

Whilst it is technically not incorrect to install most of the battens at the maximum gauge and then adjust the last few, this can result in poor diagonal

alignment with profiled tiles (known as doglegs) and as such should be avoided.

It is also bad practice to exceed the maximum gauge (often referred to as stretching or pulling the gauge) because this results in insufficient headlap, which may affect the weathering properties of the roof covering, and void any guarantees or warranties offered by the manufacturer.

The battens, which should be 50mm x 25mm in size, factory graded to BS 5534 and ideally third party accredited, can now be set out and installed to ensure that the positions at the eaves and ridge are correct, that the batten gauge is even, and that the minimum headlap of the roof tiles has been maintained.

I have just had a memorable trip up a skyscraper. To be exact, the free viewing gallery on the 58th floor of the recently completed 22 Bishopsgate, in the City of London. It’s an experience I can recommend to everyone.

When we came out of the lift, the first thing I noticed was the fog. This didn’t look promising. We had booked our tickets a few weeks in advance, and there’s no accounting for the English weather. But the attendant was encouraging. “Don’t worry”, he said, “just wait a bit and it will change.”

And he was right. The building is so tall that its top is actually up in the clouds. After a few minutes, this particular cloud had blown over, and we were bathed in sunshine. In the distance, out across London, we could see areas that were sunny and other areas that were obviously getting pelted with rain. Just amazing.

The next thing I noticed was that I was looking DOWN on the building now officially called Tower 42, but still known to all Londoners as the Nat West Tower. When I was younger, the Nat West Tower was the tallest building in the City of London. In fact, it was the ONLY tall building in the City. And now, here I was, looking down on it!

I quickly took a couple of pictures on my phone. I didn’t want to miss my chance should another cloud blow in. I pinged them over to a few family and friends.

First to reply was Billy the roofer. “I was in the gang that did the roof on that”, he said. “Four layers of single-ply felt, bedded in hot elastomeric bitumen, rolled and poured”.

That would have been 1979. I wonder if that’s still the original roof covering in place. I wouldn’t be surprised. Those systems had a 60-year guarantee.

A few other people replied, saying things like, “Wow!”, and “Give us a wave!”

But then Billy again. “I can see two more roofs I did”, he said, “The Tower Hotel and Tobacco Dock”.

That made me laugh. I had posted pictures of some spectacular views across our capital city, and the only thing that Billy had eyes for was the flat roofs he had worked on.

“What do you mean” – my wife said – “the first thing YOU pointed out was the brick walls you built at St Katharine’s Dock!”

Haha, fair enough. Show a builder a beautiful city view, and he’s bound to mostly notice the bits that he built himself!

Let’s talk about mental health again. This topic keeps popping up because it’s important to talk about – both our own mental health and the mental health of those around us. This month we revisit the condition of depression – having a persistently low mood.

Depression is a condition that will affect 1 in 10 of us at some point in our lives. It can be mild, moderate, severe or somewhere in between. Sometimes it comes in episodes of several weeks or months, or it can be a constant low mood. Some people become depressed for no identifiable reason. In others, low mood can be related to childhood events, bereavement, significant life events or genetics.

Everyone has a range of feelings. It is normal to experience different feelings at different times such as feeling happy you are spending time with loved ones or feeling sad that someone has passed away. This is appropriate. With depression, feeling down, sad, hopeless and being tearful might happen with no reason behind it. Losing interest and enjoyment in activities you used to find entertaining might also be a sign. Increasing symptoms of anxiety, worry and irritability can also feature.

Depression can cause concentration difficulties which might impact at work, a lack of motivation like you have lost your “get up and go” and it might also make you feel exhausted due to waking up early in the morning or struggling to sleep. Some people feel constantly tired and sleepy and struggle to get out of bed at all. Having a collection of these symptoms together for a period of longer than two weeks continuously might be considered depression.

Depression brings negative feelings and thoughts that won’t go away. Some people may feel embarrassed about having negative thoughts and feelings without reason to – but you can still be depressed even if everything in your life seems perfect. Being open and talking about your feelings can be really difficult which is why

others, often with more severe depression, these thoughts can be more difficult to get rid of and become overwhelming. In some cases, people who are unwell act on their thoughts and end up harming themselves. This is not the answer. Help is always available to anyone struggling with suicidal thoughts –speaking to someone about how you feel can save your life. Friends, family members, the GP, another health professional or the Samaritans (call 116 123) are all ready to listen.

Depression can also have physical symptoms. Feeling more tired than normal, sleeping poorly, experiencing changes in appetite, loss of sex drive and feeling aches and pains in your body can all be linked to depression. Often as a GP, I see patients come looking for help with physical symptoms. After a good chat and exploring different causes, it might become clear that their mood is the underlying issue.

Sometimes, these unwanted thoughts are centred around feelings of hopelessness or feeling like you want to harm yourself. Having these thoughts is part of the illness and many people recognise these feelings as a symptom –they are then able to see past them. For

Don’t deny depression – it is an illness like many others and treatment is available. This illness can make you feel like there is no hope and that you will never feel better again. But the chances are that you will if you get the right help. Treatments for depression work. They vary from self-help techniques –meditation, exercise and lifestyle changes, to talking therapies and specialist psychological therapies to medication –antidepressant tablets. In severe cases of depression, the GP might refer to a local psychiatry team for help in managing the symptoms and to get more support.
