Green Man Lane, Ealing

Role:

JV Supervisor, Employer’s Agent, Cost Consultant, Site Inspection, H&S (CDM/PD), Building Surveying, Party Wall advice

Project size:

900+ new homes, school and café

Client:

A2Dominion Group and Green Man Lane LLP

A regeneration scheme over multiple phases across an 18-year programme. Creating a mixed-use, multiple-tenure development, including public realm; amenity space; infrastructure; energy centre; community café; estate office and a school. To date, four of the six phases are complete (including the school and site-wide district heating infrastructure). The final two phases are going through design development and will be submitted for planning in the coming months.

As the lead consultant, managing dynamic relationships between the JV partners, establishing consensus and challenging difference of opinions were key challenges. We set up and chair a strategic core group to link the project team and the LLP Board, making sure key decisions are made, and provide a communication protocol to aid navigation through complexities

Perceval House, Ealing

Role:

Independent Project Manager (JV Supervisor)

Project size:

470+ new homes, library, retail and commercial

Client:

Emerald (Ealing) LLP (Vistry Partnerships/ London Borough of Ealing)

A mixed-use redevelopment of Ealing Council’s head office; new council building; new library and customer services centre; new retail premises; residential (50% affordable); and commercial parking with new public spaces and access routes throughout. The phased approach means parts being operational during initial construction.

To minimise disruption to nearby neighbours and council staff, a phased programme has been developed allowing council staff and the customer service centre operations to remain on site throughout the construction process. Planning has been submitted.

Ladderswood Estate, Enfield

Role:

JV Supervisor, Employer’s Agent, Cost Consultant and Site Inspector

Project size:

517 new homes, hotel and commercial

Client:

One Housing Group and Ladderswood LLP

A regeneration project providing 517 homes with associated parking and landscaping, the design, construction and delivery of six commercial units, a community centre and an 85-bedroom hotel. An on-site energy centre replaced the existing district heating system.

Delivered through an over-arching head lease with development agreements forming the contract for the residential units, hotel and commercial units. We developed a clear communication protocol and approval mechanism, particularly important as each ‘half’ of the JV team had different objectives Through a collaborative working ethos of clearly defined roles and responsibilities, early warning protocols, change control and lines of communication, the decision-making process became an effective and efficient cost management tool.

The Wharf, Leyton

Role:

JV Supervisor, Employer’s Agent, Cost Consultant, Principal Designer and Site Inspect

Project size: 124 new homes

Client:

A2Dominion Group and Essex Wharf LLP

The scheme comprises 124 apartments adjacent to the River Lea including private, shared ownership and rented; nine flats were for disabled residents. Viability was a key consideration, and a precontract value engineering exercise was required. We facilitated a workshop to analyse the project elementally and to review against risks associated with planning changes and elevational appearance. We achieved a £700k (3%) saving, resulting in the scheme being able to progress to contract stage.

The flats were constructed using a concrete frame and brick cladding system, with intermediate metal cladding to the façade. Construction to Block A including piling and brickwork was monitored by our site inspector to ensure quality.

Citroen Site, Chiswick

Role: JV

Project size: 441 new homes and commercial

Client:

L&Q

Regeneration of the existing Citroen car dealership site into a mixed-use scheme of 441 new homes including 50% affordable housing with ancillary facilities, flexible uses, a nursery, associated cycle parking, car parking, play space, landscaping and public realm improvements. The project achieved planning in 2020 and started on site in 2022.

Initially appointed as JV supervisor for the procurement of a JV partner through a two-stage tender process On site, our role will include acting as independent JV advisor, reviewing construction packages to ensure value for money and managing communications between parties.
