We have nearly 300 current listings which are active today and we are confident that number will grow to well over 400 and possibly even a record 500 listings before the end of the summer. The first half of 2017 is shaping up to be quite strong on a relative and absolute basis. There are still wide disparities within certain regions or towns as to the supply/demand imbalance. The Greater Portland Market along with the suburban communities is currently constrained by low inventory and a growing number of buyers. Despite the tight market dynamics, there are expectations of attractive new inventory on the way. Southern Maine, along with much of the Midcoast, has a healthy supply on the market which is met by a solid base of demand. There is little doubt that higher interest rates experienced in late 2016 have brought a greater sense of urgency for the prospective buyers who have been on the fence with respect to timing. Mount Desert Island (MDI) continues to enjoy its reputation as a destination for the Maine Summer Cottage experience. We suspect that market will continue to improve as we get into the traditional summer and fall buying seasons.
