The family moved to Taos for the 2008-09 winter season to ski and snowboard. They have called it home for most of the ensuing years. In March 2019, Rice pursued and obtained her real estate license. This aligned the complementary paths that she had been on for over twenty years: combining successful home sales with an appreciation for helping people. She is now an associate broker with a Century 21 Award. Jennifer strives to put people at ease and often becomes close with her clients during the extensive time she invests working with them.

The market has cooled a little from the frenzied pace that characterized last year and the first half of this year. However, we are still seeing strong buyer interest in Taos! Sales of homes and condos continue to be limited by the lack of inventory and also by the extremely long time it is taking to close sales—four months or even longer! But prices continue to rise. Appraisals for both homes and condos are in some cases not keeping up with the market, due to the long time that sales are in escrow. Appraisers don’t have the most current sales to use as comps. As a result, some appraisals are coming in below contract price. Some buyers are making up the difference with additional cash. Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE FAMILY HOMES — Through ten months, unit sales are up 8% over the same period in 2020. Dollar sales are up 48%. Median and average price are up 31% and 37%, respectively. The very inadequate supply of homes listed for sale in the face of surging demand caused prices to rise sharply last year, and they continue to increase. In many cases, we are seeing “bidding wars”, homes selling above asking price, and homes going under contract very fast—sometimes in just a few days. It’s still a seller’s market! The long-term trend of demand exceeding supply will probably remain into the foreseeable future. CONDOMINIMUMS — Year-to-date unit sales in this segment are up 3%, despite an even tighter inventory than for singlefamily homes. Dollar sales are up 10%. Condo prices are also rising, but not as much as homes: Median price is up 5%; average price is up 6% so far this year. The extreme lack of inventory means prices should continue to rise, and condos, too, will remain a seller’s market. LAND — The land market has blossomed this year after being in the doldrums ever since the recession that began in 2009. Unit sales for the year through October are up 72% over the same period last year; total dollar sales are up only 30%, but that is because last year included one unusually high sale of $7 million; excluding that one sale, 2021 dollar sales are up 119%. Median price is up 1%, and average price is up 26%. With the severe lack of existing homes for sale, more people are deciding to buy land and build. Prices have not yet risen the way they have for residential properties, but they are starting to move up. The land market is not yet a seller’s market.

HISTORY According to research compiled by the owners, Ledoux Street was likely named for brothers Abraham and Antoine LeDoux, early Taos trappers and traders of French descent. The construction used in the original home – now the living room or sala – dates from about 1750. The first recorded real estate transaction was dated June 1883 when the house was sold for $100. Later, Burt and Lucy Harwood purchased the property in stages beginning in 1917. It was sold to artist Ward Lockwood, a well-known painter of Southwest landscapes in 1935. The original door to his studio inscribed with his name is now displayed on an exterior adobe wall. Another artist, Mabel Hussey Degen, known for her portraits and miniatures, bought the home in 1941. There is a plaque in remembrance of Degen on the exterior adobe wall and her portrait hangs in the living room. Degen left the property to the University of New Mexico in 1954 when she died. The property has been home to the Millicent Rogers Museum, a morada and a Peace Corps training center, all the while maintaining its original southwestern charm.

THE LAST QUARTER CENTURY In more recent times, current owner Stephanie Bennett-Smith purchased the home 25 years ago with husband Orin Smith. Bennett-Smith’s roots in Taos go back much further. COMMUNITY PROFILE The town of Red River bustles along the Red River, a mountain tributary to the Rio Grande. The settlement’s elevation is 8,750 feet, and it’s surrounded by Carson National Forest and the Sangre de Cristo Mountains. The climate ranges from winter lows below 0 to summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, plus summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. CLOSING STATEMENT

“What does your typical 5,000 sq. ft. home sell for?” To which I responded, “we don’t have 5,000 sq. ft. homes.” Which is true for the most part. (We did have a gentleman who started constructing a 14,000 sq. ft. mansion just outside town. That didn’t end well. But I digress.)

One might say that luxury and Taos are an oxymoron. Or mutually exclusive. Or they don’t belong in the same sentence – and for the most part you would be right. Our small mountain town, very special, but hard to reach, has never been known as high end, or luxury or first class. Rather, we go against the grain, we are who we are, and folks don’t live here because of the quality of our spas or the thread count of our sheets. (With all due respect to Mattress Mary who may beg to differ.) Yet, things are changing here. One might say that when land and a house upon it cost over $1M that is a luxury home. At least for Taos. And more and more it might be, but not usually in the same way as Vail or Aspen. Not too long ago I was doing business with a real estate broker and sophisticated guy from Vail. In trying to wrap his arms around our market, which he was new to, he posed the question,

Here, we do have some luxury properties. But to me the luxury would be in the craftsmanship of the home, the land and setting, the rugs, paintings, pots and furniture within. I remember walking into the then home of Bill Acheff in the Weimer foothills and I was awestruck immediately by the amazing Indian pot collection. There were absolutely stunning pieces, and to me that was luxury. He painted those pots so they had additional value to the artist in the man, but oh so special they were. We have properties with indoor koi ponds, hot tubs, pools and steam rooms. Those fall into the category of extra enjoyables but they are few and far between. I will watch with interest as the new breed of Taoseños, brought here during COVID, assimilate and see how their money affects how they live here. Most have heard or read my view that those that come here to change Taos don’t make it and those that come to have Taos change them do. I think that will remain true but we have never had so many $1M plus home buyers move in at one time before. This is uncharted territory, folks. I recall having been in the residence of the Abrahams in the Stakeout area. Their home is on more than 26 acres with views forever, a wonderful casita, and objects of art and rugs that were truly special. Their property was well groomed, with footpaths around, and to me it was as nice a property “all in” that I recall. Luxury? Not in a traditional sense. And my instincts are that the couple that is blessed with this property would bristle at the term. Warm, impressive, charming, are words that all apply. I just don’t use “luxury” much in our market. Then there is the home of Leonor Brown and Hank Voegler. They, too, live in the Stakeout foothills on more than 10 acres, with sweeping views and lots of privacy. Their home is decorated beautifully with glass tiles in the kitchen, top of the line appliances, lots and lots of square footage. I suppose I could call it luxurious. But I prefer to think of it as special, creative and unique. In town, there is the home of the Hamiltons on Ranchitos Road, just blocks from the plaza. (Since I first drafted this column the house sold so it is no longer the Hamiltons'.) This is a residence that has everything and the craftsmanship is easy to notice. The rooms are grand in size, the finishes top of the line, and, yes, most would say this home was luxurious. Homes here come in all shapes, sizes and construction materials. As we all know all those of us who live here march to the beat of different drummers – even those that have the ability to build a luxury home. To each her or his own. This is Taos after all.
