1 1. What inspired your interest in roofing? I grew up around the construction industry. Then I got on a roofing crew and enjoyed the more technical aspects of roofing. 4 Internet marketing has become a great tool for business. Do you get many clients through your website, Facebook or other social media? I do have a website, which needs some updating, and I do send a lot of people to it. So I am toward the top of the Google A – J listings under many searches. I do get quite a bit of business because they “found me on the web.”

5 What is the biggest challenge for a business like yours? First, I had to make sure that I could find and fix leaks with a long-lasting repair. Five years in business and I’ve fixed hundreds of leaks — and the repairs are all still holding. Second is spreading the word about my company, to reach new clients and explain to them what we do and how we do it; and the benefits of what we do and how we do it. Third is changing the minds of the people who have had bad experiences with elastomeric coatings or similar products. Good products applied correctly will get the desired results. 6 What is the most rewarding aspect of your job? I love when I can stop a leak that “three other roofers couldn’t fix” or when I’m able to restore somebody’s roof when all their other bids were for twice as much to replace it, usually with another depreciating roof system.

7 Could you describe a specific project of which you are particularly proud of? Lately some local businesses like La Posada Bed and Breakfast, Taos Mountain Casino, and El Monte Sagrado Resort have hired me to restore their roofs. I feel like I am starting to get the word out — it is a smart choice. 8 What do you see happening with your business in the future? I see the business growing so much I may have to hire someone to answer the phone for me one day. I see business growing as the word of roof restoration with smart products grows. 9 Do you donate any kind of services to community organizations or charities? Not currently, but I would like for the community centers, food shelters and other organizations like that to let me know if they do have a roofing or a waterproofing issue. Sometimes I am in a position where I can help, and sometimes it doesn’t take much “goop” to fix a leak.

In today’s new home market in Taos, smaller houses have become more the norm than the exception. So says longtime home designer Donna LeFurgey. “Most of my clients these days are older, baby boomers who have already lived in different houses and have an idea of their own space needs,” says LeFurgey, whose one-woman company Design House has been creating floor plans in and around Taos for 30 years. “It’s a national trend to downsize, too, which means the two-bedroom, twobath, 1,700 square-foot range is mostly what I’m working on.” Typically, they come to her looking to reduce upkeep and energy costs – plus having less money tied up in a mortgage. Most clients know their space needs and an idea of how much they want to spend on a new home, and it’s the job of Design House to fit their wishes into their budget.

Smaller homes typically sit on smaller lots, so the options for orienting the house can be limited. Most house lots in Taos have some slope, LeFurgey says. Homeowners need to understand from the start that foundation costs go up dramatically in relation to the pitch of the lot. “The flatter, the less the initial costs,” she says.

It’s also a buffer for purchasing furniture and fixtures.” While “every plan is different,” LeFurgey has found some constant elements in the smaller homes she is designing these days. Hallways take up too much space, so it’s common to find smaller alcoves used to separate rooms, she says. Also, high ceilings, natural lighting and inside illumination from two sides make a room appear larger. A common floor plan has a big kitchen with the dining and living room interconnected into the great room concept, she says. Because of that, many homeowners can deal with a smaller master bedroom and a utility room – office, storage, sewing, utilities – that can serve as a second bedroom for guests. “Having room for guests isn’t a primary function of a smaller home these days,” LeFurgey says. “I’ve often asked how often a guest comes, and the client then can see the value, or lack of value that another bedroom brings.” Since most clients come from other homes that they have lived in for a while, they bring elements of those previous experiences with them to a new smaller home in Taos. “For instance, many come with furniture from their former home,” LeFurgey says. “Most of those pieces are larger, such as couches, dining

Many who come to live in Taos do so because of the expansive views afforded by the Sangre de Cristo mountains and the Taos rift valley. Siting for maximum viewing is critical, LeFurgey says, and so is including outdoor patios, portales, courtyard and ramadas that expand living space beyond the walls of the house. “These features not only add living space but also provide visual access and more angles for the views of the surrounding landscape,” she says. The design process can sound dry and analytical, but it is anything but that for LeFurgey and Design House: “Designing a home is a highly emotional activity. The dream of one may not be the dream of the other. Much of my work as a home designer is resolving those differences.” In the end, it’s about fitting what you need into what you have. “Homes resonate with who we are,” says LeFurgey. “There’s a reason we call it a ‘dream home.’ It’s my job to get as close to that dream as possible.”

Pedro González is a man who wears many hats. He is currently an associate broker for Century 21 and used to be a host at the Ranchos Trading Post Cafe and former Stakeout restaurant. He also managed the former sports bar, Shadows Lounge and Grill. “My background is in the hospitality business, where I have over 35 years of experience both in the area of restaurant management and serving food and beverages,” he said. “I consider myself a very friendly individual. In these two trades, hospitality and real estate, to be outgoing is really important. If you can inspire confidence in your clients, they will ask you the right questions, either about the meal they are going to eat or the home they are going to purchase. It’s all about personality and making people feel comfortable around you.” González was born in Acapulco, Mexico. Spanish is his first language, though he is equally comfortable in English. “I can sell you a property in two languages,” he said. “I can find your next house, puedo encontrarle su próxima casa.” Becoming a Realtor was always appealing for him, González said. “While growing up in Acapulco, I was already interested in the business,” he said. “Acapulco is a busy city, with lots of movement of people and properties. It’s a beautiful place, too.” González moved to the United States in 1982 and has been living in Taos for the last 19 years. Market strategies His strategy as a Realtor is very simple. “There is no secret here,” he said. “I just try to match the right buyer with the right property. I do my best so every client ends up happy with the transaction.” A typical day for him starts with a morning prayer and a short meditation to feel centered.

“This is a business that requires one hundred percent of your time and skills to obtain one hundred percent customer satisfaction. Realtors need to pay attention to what people want and try to find it. Customer service is my number one priority in the real estate industry just as it was in the hospitality industry.” Real estate business in Taos González considers that there are many positive aspects about being a Realtor in Taos. “The diversity of people and cultures is always attractive to me, since I come from another culture, too,” he said. “Plus the market is recently showing signs of improvements and that is encouraging for Realtors as well as for our clients. There is going to be some uncertainty, of course, but the future looks pretty bright right now.” Like most Realtors now, González relies on Internet marketing to give exposure to the properties he represents. “Traditional techniques like open houses and print media are still useful,” he said. “But we have to remember that most buyers go first to the Internet to find a house.” González also uses LinkedIn to stay in contact with professionals in different areas. “One never knows where the next client is going to come from,” he said. A word of advice “My advice to sellers is to ask for a fair price,” he said. “A fair price tends to be the right price. They should also take the time to make their properties shine. When they list a home, it should be ready to be shown. There is a lot of inventory and there is a lot of competition so even little details and cosmetic issues count. To the buyers I would say, hire a professional inspector, be diligent and never be afraid to ask questions.”

hen he was 19, Ray Trotter got wind of an Indian goods trader in Taos named Elmer Schoop. Trotter himself had begun wheeling-and-dealing saddle blankets in and around his hometown of Paris, Texas, so … why not? The early 1970s in Taos were heady times, as Trotter quickly found out. His first day in town, he said he witnessed an old-time brawl among 20-30 people, found “more hippies than I’d ever seen in one place,” and hung with famed Taos ex-pats Dennis Hopper and Anita Rodriguez. “I thought I’d fallen off the edge of the Earth,” Trotter said. “Taos was definitely a one-of-a-kind place then. People were really outthere.”

“Man, the closest we had to that in Paris was driving around looking at Christmas lights on people’s houses,” he said. “This had been going on for hundreds of years. If you don’t look out, that kind of thing will get under your skin.” Under his skin it went, so in the early 1980s Trotter opened up RB Ravens Gallery (“RB for Rugs & Blankets … or rhythm and blues”) in the plaza. His inventory expanded to jewelry, pottery, more varieties of blankets. “I absolutely fell in love with Taos,” he said. “The amazing landscape, of course, the cool air, no humidity, no mosquitoes, no rednecks. America is such a mish-mash of people that it’s hard to establish traditions. Taos was full of multi-cultural people doing their own thing, from the Pueblo to the Catholic Church. The same ceremonies for 300 years.”

Trotter did a little business with trader Schoop (“He only showed his wares at night and under the car lights.”) and returned to Paris. But he couldn’t stop thinking about Taos. Paris was a hardscrabble East Texas town, and few ventured beyond the county line. Save for a high school band director, Trotter said he likely would be retiring about now from “Swaim’s Hardware with my name on my pocket.” “But our band director, Floyd Weger, told me there was another world out there and I should grab a big ol’ handful of it,” said Trotter. “He said, ‘There are apples and there are oranges … you’re a banana.’ I guess he knew more about me than I ever had.” So back to New Mexico it was for Trotter, first for a couple of years in Santa Fe then to Taos for good in the late 1970s. “Coming out of the Horseshoe (turn) you can feel that big magnet drawing you in,” he said. “I had the same feeling I had as a kid when I first walked into an air-conditioned room. Amazing!” He settled in Ranchos de Taos, with a “church in my front yard.” He remembers standing, mesmerized, on the roof of his house watching the fires and ceremonies of Christmas at San Francisco de Asís church.

One such tradition are the acequias. At his home, Trotter drew irrigation water from the Acequia Madre de Rio Grande de Ranchos and developed friendships along the ditch. Soon, they elected Trotter to be mayordomo in charge of ditch operations. “With mayordomo, you move to the next level of what it’s like to be in New Mexico,” he said. “You really get to the heart of people when you deal with their water. Water’s the most powerful force we have.” After 15 years in the plaza, RB Ravens moved across the street, where it’s been for the last 13 years. This fall, Trotter opened a gallery in Paris, Texas, but the “magnet” that is Taos won’t lose its grip. “A lot of families right here have been so good to me, taking me in the very first day I got here,” he said. “I can’t get away from that place. It brings out the best and worst of everybody, and it’s not for the faint of heart. “You’ve gotta have some hangin’-in-there in you to be able to stick around.”

Passing through the front door you’re struck by the illusion that the house is bigger than it actually is.

orking with Jimmy Cisneros of Gecko Landscaping and Barry Cook of Latir Builders, Embry set about adding a small entry hall to the front and then portals to both the front and back of the house. On the back of the house she had Gecko put in a walled fence and then filled the cozy space with native flowers and trees. Later she changed out the original windows for energy efficient glass, slightly recessed to the interior. Last year she completed the walled fence in the front. Inside the wall, the beds were filled with native flowers and then with a Golden Rain tree and a Twisted Locust for shade. The front was much more formal than the back space. Passing through the front door you’re struck by the illusion that the house is bigger than it actually is. The amount of space is just not what you would expect. “Everyone says that,” Embry said. The floors are tiled with large uniform brick red squares. A dark rusty red kiva fireplace sweeps to the ceiling; made more striking against the nearby yellow sofa. The entire space is warmed by a deep orange-yellow paint for the walls. The windows are large. The whole home

has an Italian feel. It is neat and orderly. It felt complete. Just this year Embry made the carport disappear into a work-space cum studio space cum library. “You know, it is just like with the front space. I wanted the view. I didn’t want to feel claustrophobic so I went with big windows and skylights.” It was a comfortable and intimate space with four red chairs and a table. Along the walls were bookshelves, some with glassed doors and some open. “I’m a book freak. I am certified in Poetry Group Facilitation so you’re seeing a lot of poetry books and books about therapeutic writing — and cooking. I enjoy cooking.” A Jim Wagner book was on the glass table between the red chairs. Art is an integral part of Embry’s space. As we walked around the house she pointed to works by Taos painters Annell Livingston and Alyce Frank and Taos glass artist Maria Romero. There were works by Ward Estes, Don Ward, Lydia Garcia and Thom Wheeler. The bookshelves were from Gonzolo and Blanca at Antiqua. David Mapes built her bedroom dresser. The furniture was from Red Arrow Emporium. The chairs came from Taos Lifestyle.

ak Stonn gave her a photograph of the house soon after she bought it. In the picture an intense rainbow hangs over the little box house backed by a brooding monsoon system. The antique family light fixtures and lamps were all topped with pieces by Marion Moore of Taos Tinworks. In the corner of the dining room sits a large boot bench that came from the Charles Stuart house. Supposedly, Stuart himself constructed the bench. Embry asked Steve Parks to paint it. Parks suggested Wagner who cleaned it up and covered it with cats and hearts on a blue and green field. It was a collection that celebrated Taos. The combination of art, color and the “odd pieces” Embry keeps are well adapted to the space. The “odd pieces” were family heirlooms. There was an old liquor cabinet that had been her grandfather’s bar back in Oklahoma. She said, “It is a legacy. You want to bring them into this space with you even if they are gone.” The bathroom felt a bit like a fishbowl with massive views on the flowers. Embry said that she often gets stuck in there

watching the hummingbirds flit about outside. The view out invites. In the backyard and against the wall, beds of zinnia, yarrow varieties, Mexican hat, daisies, cosmos, hollyhocks and echinacea anchor on Apache plume, currant and sumac. Several varieties of thyme roam thick between the paving stones. Patches of thick, happy grama grasses dot the yard. Locust trees and a young crab apple offered sweet shade. Outside the wall several Austrian Pines offer wind protection. Cisneros Metal made the metal gates. They used different metals to get different colors. All the patinas are natural. The motif is the sun and the land — Northern New Mexico. “I’ve been around. I’ve done a lot and I’ve lived in many kinds of spaces,” said Embry while we watched a hummingbird. “It has been project after project and now I need to stop. This is good though. I love this new life of owning less and living in smaller spaces. This little house excites me.” She looked around. “There is one thing I want to do still. Come over here and…”

General University of New Mexico (UNM-Taos) UNM-Taos offers high quality academic programs in a beautiful natural setting. In 2011 it was ranked as one of the top 25 community colleges in the nation for growth. The campus is powered by one of the largest solar arrays in New Mexico. An oversized window seat can be a place to curl up and read – or serve as overflow sleeping space. These homeowners skipped a formal dining area in favor of an island with stools and a small table that expands for entertaining.

It’s a sure bet that anyone who is remodeling or building anew is planning a much smaller home than they might have envisioned ten years ago. I’d like to think that theirs is a green dream of conserved resources, reduced energy consumption, and a lifestyle less dependent on big spaces stuffed with toys. But it’s probably more accurate to say that smaller homes are a consequence of economics: less available cash, a tougher loan environment, and a real estate market that’s recovering at a snail’s pace. These two motivations are not mutually exclusive. What is green and energy-wise is, in most cases, economically sound as well. Solar heating and super-insulation mean reduced utility bills over time. Natural and non-toxic materials can reduce healthcare costs. Bottom line: a smaller home is cheaper to build and maintain. It will probably be an advantage at resale time, and a smaller home fits well with plans for retirement, traveling, or floating between different locales. That said, it’s a challenge to design a small home that feels big and delivers a level of satisfaction that “dwarfs” that of a big home. Here is a handful of guidelines:

Get the kitchen riGht We all tout kitchen as the social center to which everyone gravitates – especially here in Taos. Yet we fall into the trap of opting for oversized spaces crammed with industrial-strength appliances.

Instead, the kitchen should be warm and comfortable – the center around which are arrayed the functions of dining, lounging, and relaxing outside. If there is an island or peninsula, make sure the counter stools are really comfy. Have a nearby set of table and chairs that are bigger than a breakfast area but smaller and more intimate than a conventional dining room. If possible, have an exterior door to a portal or patio where the barbecue and flexible seating options are to be found. If the kitchen can be quite open to the living room and entry, so much the better.

Optimize bedrOOm and bath fOr cOmfOrt The bedroom doesn’t have to any bigger than the minimum needed for sleeping and dressing – nor does the bathroom have to provide for much more than a set of plumbing fixtures and a stash of toiletries. But comfort is another matter: here is where you should splurge on showers or

tubs that soothe, or a great bed that envelops you in comfort. This is the most intimate and sensual space in the house – the best place to indulge yourself.

GO diGital Digital devices are increasingly central to our home experience – and they get smaller and cheaper every year. No longer is this just a question of audiovideo systems and home entertainment. Thermostats, security systems, lighting, irrigation and window coverings are commonly computer-controlled – and the list is growing. You get energy and cost savings plus a ton of convenience. You can control all such systems from a single remote control (try Control 4), or from anywhere your smartphone can connect.

have One really GOOd multi-use rOOm Having separate rooms for office, media, workout, and guests is not an option in a small house, Instead, design an oversized space with a good sofa bed, a workstation, an entertainment center, and enough floor space for a stationary bike or a yoga mat. When guests are staying, chances are we’re not watching lots of movies or

spending hours online – an iPad at the kitchen counter can fill the bill.

maximize OutdOOr livinG Not only are portals, outdoor cooking and sunset patios the essence of Taos living – they’re inexpensive to build, cheap to maintain, and they can accommodate big parties. You can further enhance the small house experience with natural cooling and a bit of food production.

build a Great GaraGe and dOn’t let yOur cars near it. The small home needs a garage. There just has to be storage for tools, outdoor gear, holiday decorations and dishes, a freezer. You can work your mechanical room and laundry into the plan, or create a cold room for food storage. Garages are half the cost of heated living space, yet you can heat them when you need to. The open space lends itself to all kinds of projects.

And, yes, you can put your car there if you absolutely must. After all, we’re getting older, and sometimes it’s nice to pull in out of the weather with the groceries.

07.

What abOut the kids? For families, of course, you need another bedroom or two, and a bath. But these can be small – a bed, a dresser, a closet – with a shared bath.

There are plenty of other tricks to making the small home work: window seats that double as sleeping nooks, beds with storage underneath, sleeping lofts, closet systems, stacked washer & dryer. However, it’s mostly about abandoning the bigger-is-better mindset. If you’re willing to take the leap into a smaller, more intimate world, there are plenty of ways to make it great.

Taos Ski Valley sits at the head of the Río Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. The state’s highest peak, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s.

The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956 and, to this day, the resort is owned by the Blake family. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 14 lifts and 110 trails, with a vertical drop of 2,612 feet. Typically, about 250,000 skiers and snowboarders (admitted in 2010) hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to midmountain. The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer and police.

Taos CounTy Community Profile

The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 22,000 square miles, the 7,000-foot high Taos valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies, and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the

tri-culture atmosphere, the hundred-mile views and adobe stylings – and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-the-grid communities west of the Río Grande, including the Earthships of the Greater World Community.

Town of Taos Community Profile The 5.4 square miles of the incorporated town of Taos spreads beneath the shadow of Pueblo Peak (12,305 feet), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums, rafters and older retirees. Commercial activity centers on the plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops — plus renowned studio tours, and art and crafts festivals. Community Profile Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees F. Summertime highs rarely exceed 80 degrees F., with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort includes more than a thousand private homes, a 500-acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s, when the first ski runs of Angel Fire

Resort were cut on Aqua Fria Peak. Tourism fuels the local economy, although several large working ranches still operate in the area.

Red RiveR Community Profile

riding on horses is a popular summer activity.

The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons.

The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Gold miners in the mid-1800s first settled the area. These days, the local economy relies upon winter tourists who come to ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticketbuyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers.

Advantages of small homes by tED DIMOND

Schumacher – “Small Is Beautiful: Economics As If People Mattered.” Written in 1973, Small Is Beautiful: Economics As If People Mattered, is a collection of essays written by British economist E. F. Shumacher, asking us to look beyond the basic assumptions of modern economics — i.e. that bigger is better and that progress depends upon continued growth and expansion. These ideas that govern so many economic decisions locally, nationally and globally, are challenged by Schumacher and challenged by some of the ideas and philosophies expressed by the homes and homeowners in this edition of Enchanted Homes.

“[A modern economist] is used to measuring the ‘standard of living’ by the amount of annual consumption, assuming all the time that a man who consumes more is ‘better off ’ that a man who consumes less. A Buddhist economist would consider this approach excessively irrational: since consumption is merely a means to human well-being, the aim should be to obtain the maximum of well-being with the minimum of consumption … The less toil there is, the more time and strength is left for artistic creativity. Modern economics, on the other hand, considers consumption to be the sole end and purpose of all economic activity.” —E.F. Schumacher The average size home in the U.S. grew from 1,780 square feet in 1978 to 2,479 square feet in 2007. Increased material wealth, the endless search for personal prestige and an overall attitude that bigger is always better all have contributed to this trend. One of the benefits of the recent housing crisis may be that we reconsider the virtue of enormous trophy homes which make less and less sense from an economic and equally important ecological perspective. Large homes cost more to build, to heat and to maintain and repair. The advantages of small homes can go beyond simple economic calculations. Living in a smaller space can lead to a less cluttered and complicated life and the satisfaction that one’s environmental impact is reduced. Small homes emphasize design and function, often catalyzing the homeowner to develop more dual-purpose functions of space and technology. Considering building or buying a small home makes sense for many of the reasons described above and within this issue, but there remains a certain institutional discrimination against this trend.

In many places building codes require a minimum-size building, and lending institutions are generally reluctant to lend for ‘unique’ properties. Lenders depend upon a market appraisal to establish the value of the home they are financing. The appraiser is required to find at least three other homes that are similar in size, and layout, that are nearby and have sold in the last six months. This is much easier to accomplish if one is financing a home in a subdivision where all homes resemble each other. Small homes tend to present unique features and layouts that leave lenders insecure about market value. This is why lenders tend to run behind housing trends and only catch up when the market has demonstrated, through sales, the appeal of new technologies and home-building philosophies. This was true with homes built from untypical materials such as straw bale and and pumice as well as the brilliant earthships, famously conceived and developed in our community. Lending, which was difficult to obtain for these ‘alternative’ technologies loosened as alternative homes became more plentiful and appraisers could establish acceptable market value by comparing them to other homes built in similar ways from similar materials. Gore Vidal, who passed away last August, famously referred to the USA as the United States of Amnesia. Back in the ’70s there was the ‘gas crisis.’ Because of long lines at the station and escalating prices we vowed to build smaller cars that consumed less gas. We quickly forgot once gas prices eased and automobiles grew larger and more piggish. As a country we not only abandoned those earlier vows, we overcompensated for the associated fears by defying some intuitive sense that we were heading in the wrong direction. Bigger became not only better, but essential to our sense of identity. Perhaps we’ll do better this time and learn from the current housing and economic crisis that smaller can be better and more beautiful and that bigger is not the goal nor is constant growth a reasonable foundation for economic and environmental sustenance. As you ponder this take a look at some of the small, beautiful homes displayed in this issue and maybe pick up a copy of E. F. Schumacher’s book at the library or your local bookstore.
