We pause to watch the heavy clouds cover the mountains that surround us, wishing for feet and feet of snow to start our ski season. Family gatherings for Thanksgiving are happily anticipated, with all their rich aromas, tangy with pinon smoke, cinnamony pies and that amazing chili over homemade tamales. The Taos Pueblo on Christmas eve hosts an event so beautiful and special no one should miss it. Gatherings of loved ones travelling from near or far, to our mountain hamlet make memories that will endure through the generations. The Enchanted Circle communities light up for the holidays and New Year, and it is SO GOOD to see everyone. Taos Real Estate Market Report

Through ten months this year, unit sales of single-family homes are up 4% compared to 2021 for the same time frame; condo sales are up by 20%; land is equal to last year. Dollar sales are up substantially in all categories. Although the market has cooled some from the very hot pace experienced from mid-2020 through 2021—due to higher interest rates, persistent inflation, the stock market decline, and worries about the war in Ukraine---there is still strong demand for property in Taos. The market should remain buoyant.

SINGLE-FAMILY HOMES – So far this year, unit sales are up by 11 homes compared to last year’s pace (4%). Dollar sales are up 14%. Prices are still rising: median and average prices are up 11% and 10%, respectively; however, the rate of price increase is slowing from the crazy gains of 2020-2021. The competition among buyers is not as fierce as it was, but there is still more demand than supply. Good properties are still selling fast, sometimes above asking price. It is still a seller’s market.

CONDOS – YYear-to-date sales are up by 13 units (20%) compared to last year, despite a very limited supply of condos listed for sale. Dollar sales are up 47%. Median price is up 10%, and average price is up 22%. As is the case with single-family homes, continued strong buyer demand and no significant increase in inventory expected means that prices should continue to rise, albeit at a slower rate than last year. The condo market will also remain a seller’s market.

LAND – Through ten months, land sales are exactly equal to last year’s number, at 214 tracts sold. Year-to-date dollar sales are up 17%, as the median price has increased 9%, and average price is up 17%. Last year saw a huge jump in sales (up 69% over 2020) as some buyers who couldn’t find an existing home to buy decided to build. This year, high building costs and very long lead times to start and complete construction may be having a dampening effect on sales. The Land market is not yet a hot seller’s market, but it is improving.

As winter approaches and the holidays near Jose depicts her Airstreams in snowy tableaus, adorned with wreaths and cheery Christmas lights, and glowing from within with a soft, welcoming light. It is no surprise, then, every year the artist sells out of her Airstream Christmas cards and calendars to a clientele that literally spans the world. One of her paintings even graced the Holiday 2020 cover of “Saturday Evening Post,” the venerated magazine dedicated to Americana.

“I think I’m the favorite artist of ‘Airstream Life’ also, because my paintings have been featured on their magazine covers five times,” Jose laughed. “And my studio is always a stop — a roadside attraction — of their annual Southwest Caravan,” one of 23 North American road trip adventures organized by Airstream and modeled on founder Byam’s first caravan in 1951.

Jose would not pass the muster of dedicated Airstream owners without being one, herself. It is clearly her love for the quintessential and timeless trailers, and the freedom they embody, that lends authenticity and soulfulness to her work.

“I spent 200 hours buffing four layers of paste on the aluminum shell” of a vintage Airstream she purchased with her husband, Ray Belian.

“We were dating at the time and with all of the work we put in to the renovation we became a permanent team,” which they made official with their wedding four years ago. The shiny restored beauty has taken them throughout the Southwest and beyond, with Jose snapping photos and recreating the images back in her studio.

Her mastery of oils and brush allows Jose to perfectly capture the

rounded shapes and reflective shells of the trailers, which mirror back the surrounding landscapes. One wishes to reach out and touch the canvas, hardly able to believe that paint alone can evoke such realism. She credits her technique to “just a few decades of obsessive practice.”

In addition to her Airstream and landscape paintings the British-born artist is known for her figurative work and is frequently commissioned to do portraits. “I tend to work fast and intensely, watching for what the painting will tell me it needs,” she said of her ability to keep up with the demand for her work. Jose is also one of the artists/owners of Sage Fine Art Gallery in the historic district, where her paintings grace the windows facing onto McCarthy Plaza.

The couple has another Airstream parked in front of their home and studio, waiting on their expert restoration. There is no doubt this one will turn out as homelike and inviting as all else they touch.

This is the time of year that thoughts turn to days in the bracing alpine air; cozy nights in with family and friends; and gratitude for the blessings, small and large, that grace our lives. And the whimsical paintings of Elizabeth Jose underline the most powerful holiday message of all: home is wherever your heart makes it so.

THE MOUNTAINS One of the region’s most notable treasures are our four ski and snowboard resorts nestled in the Sangre de Cristo Mountains. Taos Ski Valley (TSV), Red River Ski and Summer Area, Sipapu Ski and Summer Resort, and Angel Fire Resort all have different experiences to offer, but they share one thing in common: world class skiing for all experience levels. The largest of the four resorts, Taos Ski Valley, has deep roots dating back to 1954 when Ernie and Rhoda Blake founded the resort. While visiting TSV, I highly recommend visiting some of the locally owned

businesses for shopping and to satisfy your appetite. The independently owned Alpine Village Suites, located just above Cottam’s Ski Shop and the Boot Doctor, is a great alternative for accommodations. Some of my favorite places for eating and drinking are Der Gartten, Hondo Restaurant at the Snakedance, and The Bavarian Restaurant for an authentic German apres experience. Another great option is to have your own picnic out by a bonfire – you can find everything you need at Cid’s Market and Bumps Market, including deliciouss grab & go options. Between runs, grab a warm bev erage at Black Diamond Espresso, then head over to Confluence to discover a variety of local artisan goods.

Visiting the gracious home on Nuestra Señora de San Juan in Talpa is like stepping back into Taos of the past.

An entry courtyard with curving flagstone and weathered beams welcomes all to the home that dates from the late 1700s. The thick adobe walls that surround the home and patio echo the home’s history as a safe refuge during the times when Spanish settlers took shelter during raids by the Comanche. Its location next to the Rio Chiquito ensured there was a close-by source of water during dangerous times.

The deed to the land was first granted in the 1600s as part of the Don Cristobal de la Serna land grant from the King of Spain, according to homeowner Bill Vitalie. “The house was the first one built on this plaza when Taos settlers repopulated the area during the late 1700s after the Comanche raids began to subside. The northern boundary may have been the Camino Real. The chapel next door, Nuestra Señora de San Juan de los Lagos was built in 1828 by the same family who owned the house,” he says. Historic home

Enter the home into the charming and spacious kitchen with tile floors, custom wood cabinets, and a breakfast bar open to the living room. The adjacent spacious living room has a dramatic vaulted ceiling constructed of latillas and is focused around a large adobe center fireplace.

The historic part of the house has brick floors, massive wooden beams, windows set into thick adobe walls, a fireplace, and an arched doorway that leads to the bedrooms. It dates to approximately 1795 and is now the formal dining room. “You can see how the dining room is slightly below ground,” points out Vitalie. “That was the original part of the house. After that, it is harder to figure out when the additional rooms were added.”

The master suite has its own private living room with an adobe fireplace and a large bathroom with a soaking tub and outdoor patios. Nearby there are two additional bedrooms with wood floors and two baths. Vigas support latilla ceilings throughout the house.

The courtyard is the perfect place to catch the rays of the sun during morning coffee or in the late afternoon for a warming drink after a day of skiing. There is an adobe fireplace and a covered patio with weathered wood beams decorated with festive lights. Mature trees and plantings accent the abode walls.

Opening each doorway from the courtyard brings dramatic views to the nearby foothills and Taos Mountain. The arched entries have carved wooden doors with vintage hardware. Open the courtyard gate nearest the Rio Chiquito to expansive views of the Talpa foothills. Down the stairs, there is a hot tub. The bedroom has a fireplace and an altar nicho. “The casita at one point may have been a little convent. The nuns could’ve stayed there. It makes sense with the altar there,” says Vitalie.

Home for the holidays

COMMUNITY PROFILE

The boundaries of Taos County stretch from the Colorado bor der on the north to the Cañón del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot-high Taos Valley is bounded in the east by the soaring Sangre de Cristos of the southern Rockies and in the west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-al pine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks.

Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuous ly inhabited settlement in the United States and the north ernmost of the 19 Río Grande pueblos. Pueblo history traces back some 1,000 years - cen turies before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees set tled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pas tures, fields, and orchards.

Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the triculture atmosphere, the hundred-mile views, and adobe stylings - and many return for good. TAOS SKI VALLEY

Taos Ski Valley sits at the head of the Rio Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. New Mexico’s highest point, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Founders Ernie and Rhoda Blake put up the first ski lift in 1956 and, until 2013, the family owned the resort. In 2013, the family sold the mountain and facilities to former hedge fund manager Louis Bacon, who began upgrades and renova tions starting with the 2014 construction of the Kachina Peak chairlift.

The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet. Typically, about 250,000 skiers

and snowboarders hit the slopes every year. Other winter activities include snowmobiling, snowshoeing, cross-country and back-country skiing, and tubing. In the summer, the main chairlift takes hikers, mountain bikers and sightseers to mid-mountain.

The Village of Taos Ski Valley, incorporated in 1996, encompasses 2.3 square miles in the valley and administers municipal services, such as water, sewer, and police.

The 5.4 square miles of incorpo rated town of Taos spreads out beneath the shadow of Pueblo Peak (12,305) and is bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experi ences winter lows in the single digits and summer highs in the low 90s.

Taos Puebloans inhabited the sage-piñón-juniper moun tain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central Plaza became the hub of activity and the site of conflicts – often bloody –between the Spanish, natives, and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communities. Taos continues to grow to this day with young ski bums and rafters and older retirees.

Commercial activity centers on the Plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques, and craft shops – plus renowned studio tours and arts and crafts festivals. Dozens of restau rants serve up wide varieties of cuisine; the Northern New Mexico red-sauce dishes are celebrated. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reput ed to be the most photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descan sos, and neighborhood church es called capillas and moradas. The locals speak a patois of English and Castilian Spanish. As the county seat, Taos is home to the county govern ment and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. The town of Red River bustles along the Red River, a mountain tributary to the Rio Grande. The settlement’s elevation is 8,750 feet, and it’s surrounded by Carson National Forest and the Sangre de Cristo Mountains. The climate ranges from winter lows below 0 to summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, plus summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors.

Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres and typically attracts more than 120,000 ticket buyers in a winter season. The ski area offers a popular Aerial Ropes Course and the Pioneer Flyer, a small seated-type zip line. In the summer, lifts run for mountain bikers, hikers, and sightseers.

For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snow shoeing trails at Enchanted Forest Cross-Country Ski and Snowshoe Area, located 3 miles east of town. In town, private rental services lease out snowmobiles and ATVs, and horse trail-riding is a popular summer activity.

The town of Red River administers municipal services for residents, visitors and nearly 200 businesses in the community. The town hosts a number of popular summertime events, beginning with the three-day Memorial Day Motor cycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. In winter, about 210 inches of snow typically fall on Angel Fire, and average temperatures range between 0 and 30 degrees. Summertime highs rarely exceed 80 degrees, with frequent afternoon thunderstorms that cool off midday temperatures. Originally a favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s when the first ski runs of Angel Fire Resort were cut on Agua Fria Peak. Tourism fuels the local economy although several large, working ranches still operate in the area.

Surrounded by U.S. National Forest and private ranches, the incorporated village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort has more than 2,000 private homes, a 500-acre ski and snowboard mountain, a destination zip line, a championship golf course, country club, fishing lake and other amenities for member-landowners. Nonmembers can pay to use most resort facilities.

Iowdy to all our neighbors in the Enchanted Circle and those visiting beautiful northern New Mexico. I appreciate you reading this column as I give you my “views from the valley.” In this edition, we’ll talk about rising interest rates the past two years of real estate in Angel Fire and focus on how the past plays into what you can expect in 2023. What Does the Future Have in Store?

A Look Back on the Market

We all know first-hand that the last two years in real estate have been unique. The pandemic has made lasting impacts on everyone’s lives. Direct and indirect changes like working from home and rising interest rates have caused major shifts in the real estate market.

Continuing to ride the big waves of 2020, property sales in northern New Mexico skyrocketed in 2021, and we experienced another year of historic transactions. One major catalyst for these unprec edented times—City dwellers looking to escape to smaller towns and more remote areas. Following the pandemic and many tightly locked-down mu nicipalities, many people were ready to leave. We saw a major influx from residents of metropolitan areas less than a day’s drive from us, like DallasFort Worth, Houston, Oklahoma City and Albuquer que. Angel Fire and the surrounding regions offered more freedom to enjoy outdoor activities without the restrictions found in larger cities. With this inflow of home buyers into our market, condos like the luxury Angel Fire condominium complex, The Grande, increased in popularity.

As I mentioned in my last column, 2022’s market has slowed down—but we saw this coming. After two years of frenzied buying and selling, predict ably, the market was bound to slow down as there is less inventory available.

Property owners are taking full advantage of the

current market, which leans in their favor. A smaller inventory means fewer choices for buyers and more competition for the properties available, driv ing prices higher. This, in part, has led to an even greater need for condominium properties like The Grande, where affordable inventory remains avail able on demand for those looking for immediate purchasing opportunities.

Despite the slowdown in available houses, 2022 has still been a very successful year. We’ve seen a myriad of sales of diverse properties, from more affordable condos and mid-size homes to luxury properties on acres of land. The demand to live and vacation in Angel Fire is still high.

Rising Interest Rates Have An Impact, But Not a Roadblock

If you’re looking to purchase a home at the end of 2022 or the beginning of 2023, it’s not news to you that interest rates are still steadily creeping higher as we progress toward the start of next year. Higher interest rates can impact how much house someone is willing to buy as their monthly payment is increased. This results in either lowering the bud get or accepting a monthly payment that is higher than you originally planned.

Don’t let this scare you. Everyone who knows me knows I love a good line. That’s why I like to tell people to “marry the house and date the rate.” When the house you’re dreaming of is available, snatch it before someone else does, even if interest rates are a little higher than you’d like. As time goes by and interest rates level out, you can refi nance your home—but you can’t buy that dream home later if it’s no longer on the market.

What’s Next?

As I look forward to the New Year, I think we can expect that interest rates will continue to rise before leveling out and coming back down in late 2023 or 2024. As we’ve seen in this market, this will make affordability difficult for some buyers. We can expect to see condos and smaller, more afford able homes become increasingly popular in 2023, especially in a community like Angel Fire, where the value for the money buyers spend is higher than in other mountain ski towns.

Inventory will continue to be scarce, but even as we’re seeing now, there will always be properties available that fit your needs—it’s just a matter of finding them and great timing. One thing to look out for: land sales. Especially with the lack of avail able homes and condos, I think people will opt to buy acreage and build their ideal vacation or per manent homes, especially those looking to relocate from large metropolitan areas. We have seen this trend already in 2022 as land and lot sales have increased from previous years. The average price on these transactions has decreased also, which means buyers are securing lots for future building. Areas such as the Ash Mountain development and remaining lots in long-established Angel Fire neighborhoods are examples of this.
