WHERE TO BEGIN?

It can be difficult to know exactly where to begin, as the options for eco-property upgrades may seem endless.

Our first recommended step is to have a home energy audit done on the residence. This will give you solutions that are curated uniquely for your property and likely come with some information on available grant programs.

An experienced energy advisor will offer insight into the rebates available to homeowners and investors who undertake improvements and, in many instances, complete the application – making it as turnkey as possible.

GRANT YOU THAT REBATE

To ensure that our investor readership doesn’t leave any money on the table, our recommended

step two is research. Research the home improvement grants and rebates available to you not only at the federal or provincial level but also at the municipal or county level. Several retrofit incentive programs are available to help homeowners achieve sustainable energy cost savings and comfort improvements, which is an enticement to potential renters and future home purchasers. There are several offered by private organizations, as well as government initiatives.

Enbridge Home Efficiency Rebate Plus offers eligible residents of Ontario up to $10,000 for energy efficiency upgrades and up to $600 for pre- and post-retrofit energy audits (as a one-time rebate). This program, often referred to as HER+, is the co-delivery mechanism of the Canada Greener Home Grant, offered in partnership with Natural Resources Canada.

As of January of this year, Ontario property owners must apply through the HER+ to be considered for both the provincial grant program and the federal grant initiative, the Canada Greener Homes Grant.

The Canada Greener Homes Loan from Natural Resources Canada is a relatively new interest-free financing program designed to support homeowners in retrofitting their homes to be more energy efficient. Property owners are eligible for a loan (unsecured personal loan on approved credit) in an amount between $5,000 –$40,000 through the abovementioned program. An eligible property/ homeowner is only able to have one loan, and it can be repaid over a ten-year period. An advance portion, up to a maximum of fifteen percent of the total loan, is available to engage contractors as a means of deposit and begin retrofit work at your home. The full sum will be made available after verification is completed through a post-retrofit energy audit.

Although we certainly advocate for a home energy audit as the first step down the path of eco-friendly upgrades, we recognize that others may choose to forge a more do-it-yourself path. For those investor-individuals, we have included a list of upgrades that we, subjectively, feel offer the best return on your investment (ROI).

INVESTING ON THE INSIDE

Shiny New Windows: Okay, they don’t have to be shiny, but if your property’s windows are more than 15 years old, there’s a high degree of likelihood that they are energy inefficient. Additionally, they may be sagging or bowed, prone to leaking both moisture and heat, accumulating condensation, or have frost between the panes of glass. Although window replacement is costly to an investor’s bottom line, experts report a return on your investment of at least 70 percent, and that’s before any grants or other incentives.

Walk All Over It: Sustainable Natural Flooring done right is the investment that keeps on giving, both in terms of an investor’s pocketbook and the longevity of the lifespan of the upgrade. When we look at other types of flooring, such as tile or carpet, they not only show signs of wear and tear, but can also fall out of fashion. While wood ranks highest when it comes to ROI for flooring, there are still plenty to choose from when it comes to green flooring options. Try cork, which is durable and resistant to spills, or turn your mind to bamboo, which offers premium sustainability while feeling and looking like wood.

Metal Up: If the roof on your home or investment

property needs replacing, consider a metal roof. Metal roofs are moss and fungus-proof, fire-retardant, and can help improve the cooling of your home or property in the warmer summer months. Metal roofs are also known as “forever roofs” because they last and last with regular maintenance. So, say goodbye to the reoccurring replacement cost of the 20-year asphalt shingle! Plus, they’ll offer more than a 60 percent return on investment.

one of the easiest and most inexpensive ways to improve your home’s resale value or to entice tenants. First impressions matter! This can be achieved without the exorbitant water bills associated with having a lush, green lawn. Instead, try adding native plants as an eco-friendly alternative. The reason for this is that they use less water because they’re used to that specific climate. They also boast a natural resistance to area pests and diseases, whether you’re in Vancouver, Calgary, Yellowknife, or Halifax. Plus, most are perennials, so they’ll come back year after year without replanting.

IN CONCLUSION

Just like deciding between a cell phone or a personal computer and a landline, gone are the days when investors had to choose between being eco-conscious or fiscally responsible. Investors can have the best of both worlds. While we maintain our earlier assertion that the savvy investor or homeowner starts with an energy audit to ensure a solution that is customized not only to your unique property’s eco-deficiencies but also your specific financial situation, we have also given you a few ideas as a jumping-off point for the handyperson in you who is itching for a project.

CONVERTING YOUR BASEMENT TO AN INCOME SUITE

With the current interest rates and economic scenarios, many Canadians may be looking for ways to bring in some extra cash. One option for this is to put your home equity to work and consider renovating your basement into a legal income suite!

You can do this by using a secured credit line (home equity line of credit or HELOC) to help fund the upfront cash to make changes to your home. A few things to consider before you invest in renovating to create an income suite include:

Zoning: Before looking into doing anything with an income suite, always double-check if you are zoned accordingly for a smooth renovation. If your zoning does not allow for secondary suites, see if you can rezone.

Local Regulations: Depending on your location, there may be particular regulations that you need to follow or be aware of regarding your suite. A few examples of how the regulations can differ between provinces or cities include:

In Coquitlam, you cannot have a suite that is more than 40% of the main house floor plan. You are also required to offer a parking spot for tenants.

In Kelowna, you can only have one secondary suite and the home must have an “S” designation.

In Calgary, updated zoning legislation has now made it easier to add income suites.

Toronto has also proposed reforms that will make it easier to add suites.

In Montréal, anyone carrying out a project involving the addition of at least 1 dwelling and a residential area of more than 450 m² (equivalent to approximately 5 dwellings)

must enter into an agreement with the City of Montréal in order to contribute to the supply of social, affordable and family housing. It can be a new building, an extension, or the conversion of a building.

Visit the official municipal websites or consult local building departments to obtain accurate and up-to-date information on the rules and requirements in your area BEFORE getting started.

Insurance & Legal Considerations: Before adding your secondary suite, ensure that you have proper insurance coverage or the ability to add additional coverage to protect both the primary residence and suite. In addition, you will want to consult a lawyer and draw up a tenant or rental agreement for any potential tenants. Ontario has a mandatory standard lease agreement that all landlords must use.

Unit Layout and Design: If the zoning and regulations in your area allow you to build an income suite, the next steps are to look at the suite layout and dimensions.

Confirm any size restrictions or minimum ceiling height requirements as you are laying out the design for the unit.

The unit should have, at minimum the following:

1) A separate parking space for the renter.

2) A separate entrance, kitchen, bathroom, and living/ sleeping areas.

3) Ventilation and soundproofing measures to enhance livability.

4) Consideration of natural light.

5) Interlink smoke detectors for primary and secondary residences.

6) Separate, independently-controlled ventilation and heating system.

7) Proper drainage, sewage connections, and utility separations.

8) Outlets, circuits, and lighting that meet electrical code requirements.

Ensure that however your income suite is designed, you are hiring the appropriate building, plumbing, and electrical experts to ensure your suite is up to code and avoid any potential disasters.

Building & Trade Permits: Once you have confirmed that you are properly zoned and able to add an income suite and understand all the regulations for your area, you will want to draft your blueprints and submit a permit application, along with the fee, before you get started. For instance, in B.C. you are required to have a Building Permit for any suite to be considered legal.

IMPORTANT: Even if you are not required to have a building permit, it is important to get these permits for other aspects including insurance coverage should anything happen. Having a building permit will help protect your investment.

In addition to your building permits, you will need to get permits for any plumbing, electrical, and gas renovations prior to beginning your work.

Inspections & License: Once you have your permits and have begun construction, make sure you understand what inspections are required throughout the process and you schedule them accordingly with local authorities to ensure compliance with building codes, fire safety standards, and health regulations. If the work meets all requirements, your suite will be approved. The last step is determining if you need a business licence. This is not required if your family (parents, children, etc.) will be living in the suite. In Vancouver, for example, if you intend to rent out your suite long-term, you DO need a license. Be sure to check any rules on this in your area.

Beyond the ability to earn extra income per month, there are a few additional government incentive programs when it comes to suites including:

FIRST NATIONS: If you live on a First Nations reserve, you may be eligible for federal funding that will provide up to $60,000 to help you build an inexpensive secondary suite rental linked to your principal home. If you live in a northern or remote area, this amount is increased 25%. This is a 100% forgivable loan that is not required to be paid back assuming all guidelines are followed.

RESIDENTIAL REHABILITATION ASSISTANCE PROGRAM (RRAP) – SECONDARY AND GARDEN SUITES: This program is open to all First Nations or individual First Nation members, particularly those who own a family home that can be converted to include a self-contained suite for a senior or adult with disability.

MULTIGENERATIONAL HOME RENOVATION TAX CREDIT: A credit for a renovation that creates a secondary unit within the dwelling to be occupied by the qualifying individual or a qualifying relation. The value of the credit is 15% of the lesser of qualifying expenditures and $50,000.

BRITISH COLUMBIA: Beginning in early 2024, BC homeowners will be able to access a forgivable loan of 50% of the cost of renovations, up to a maximum of $40,000 over five years, for income suites.

ONTARIO: There are multiple secondary suite programs throughout Ontario, depending on your region. These loans provide $25,000 to $50,000 in funding and are forgivable assuming continuous ownership for 15 years. It is important check the local authorities at the “City of” to confirm that you completely understand the considerations before moving forward with implementing an income suite.

BLUEBERRY

CRUMBLE PIE

INGREDIENTS - CRUST

2 cups (500 mL) flour

½ tsp (2 mL) kosher salt

2 tbsp (30 mL) sugar

¾ cup (175 mL) canola oil

1 tbsp (15 mL) vanilla

2 tbsp (30 mL) milk

INGREDIENTS - CRUMBLE TOPPING

½ cup (125 mL) flour

3 tbsp (45 mL) brown sugar

2 tbsp (30 mL) cold butter

DIRECTIONS

INGREDIENTS - FILLING

2½ dry pints fresh blueberries, about 5 cups (1.25 L)

Freshly squeezed lemon juice from half a lemon

¼ cup (60 mL) sugar

1 tbsp (15 mL) flour

1 tbsp (15 mL) cornstarch

2 tbsp (30 mL) sugar

½ tsp (2 mL) kosher salt

1 tsp (5 mL) vanilla

STEP 1: Preheat oven to 350°F (180°C).

STEP 2: To make crust, add flour, salt and sugar to a 9-inch (23-cm) pie plate. Stir in oil, vanilla and milk. Work together into a patty of dough(dough will be quite moist) and remove ¼ cup (60 mL) of it, setting aside for crumble topping.

STEP 3: Press remaining dough evenly into pie plate, making sure it isn’t too thick on the bottom. Prick bottom of crust all over with a fork, then place pie plate on a baking sheet and bake in oven until very lightly golden, approximately 12 minutes. Remove and set aside.

STEP 4: To make filling, combine fresh blueberries with lemon juice, sugar, flour and cornstarch. Mix thoroughly and pour into prepared pie crust. It will be quite full.

STEP 5: Raise oven temperature to 425°F (220°C).

STEP 6: For crumble topping, put the flour, sugars and salt into a bowl. Using your fingers blend in butter until mixture is crumbly. Add vanilla and the ¼ cup (60 mL) of reserved pie-crust dough to the crumble, blending it in with your fingers. Mound crumble topping all over top of blueberries.

STEP 7: Bake on baking sheet for 15 minutes, then lower heat to 375°F (190°C) for another 25 to 30 minutes or until pie is golden. Let cool for several hours before eating.

Serves 6 to 8.

SUMMER MARKET UPDATE

TORONTO, ONTARIO, August 3, 2023 – Greater Toronto Area (GTA) home sales, new listings, and home prices were up in July 2023 in comparison to July 2022. On a seasonally adjusted basis, the market experienced more balance in July compared to June, with sales trending lower while new listings were up.

“Home sales continued to be above last year’s levels in July, which suggests that many households have adjusted to higher borrowing costs. With that being said, it does appear that the sales momentum that we experienced earlier in the spring has stalled somewhat since the Bank of Canada restarted its rate-tightening cycle in June. Compounding the impact of higher rates has been the persistent lack of listings for people to purchase compared to previous years,” said Toronto Regional Real Estate Board (TRREB) President Paul Baron.

GTA REALTORS® reported 5,250 sales through TRREB’s MLS® System in July 2023, representing a 7.8 percent increase compared to July 2022. Over the same period, new listings were also up, but by a greater annual rate of 11.5 percent. The MLS® Home Price Index Composite benchmark was up by 1.3 percent year-over-year. The average selling price was also up by 4.2 percent to $1,118,374 over the same timeframe.

On a seasonally adjusted monthly basis, the number of sales trended lower for the second straight month, whereas new listings trended upward. The seasonally

adjusted average selling price edged lower while the MLS® HPI Composite benchmark edged higher.

“Uncertainty surrounding the direction of borrowing costs, jobs, and the overall economy has impacted home sales over the last two months. Over the long term, the demand for ownership housing will remain strong on the back of record population growth. However, many homebuyers will continue to be on the sidelines in the short term until the direction of monetary policy and the economy becomes clearer,” said TRREB Chief Market Analyst Jason Mercer.

“We continue to suffer from a misalignment in public policy as it relates to housing. The federal government is targeting record levels of immigration for the foreseeable future, but we have seen very little tangible progress in creating more ownership and rental housing to accommodate this growth. Population growth is imperative for economic development; however, this growth will be unsustainable if people can’t find an affordable place to live. All three levels of government need to be on the same page to fix this problem,” said TRREB CEO John DiMichele.

Jameson’s and Ginger with Lime

On a recent trip to Ireland earlier this month

I was able to tour the Jameson Factory in Dublin. What a great tour, not only did we learn how they make their many brands but we were able to sample them all as well. I have a new favourite drink J&G or Jameson’s and Ginger with lime.

GRILLED PROSCIUTTO AND MELON WITH OLIVE OIL

INGREDIENTS

Vegetable oil, for brushing grill grates

1 large cantaloupe, rind removed and cut into 8 slices

8 slices Prosciutto di Parma

2 tablespoons extra virgin olive oil

DIRECTIONS

This grilled version of the classic prosciutto and melon will add a nice flair to your next backyard party. Grilling this dish will accent both the salty flavor of the prosciutto and the sweetness of the cantaloupe.

If using bamboo skewers, soak for at least 1 hour in water before using. Prepare a moderate charcoal fire, preheat a gas grill to medium, or heat a grill pan on medium heat. Brush grill grates with a thin layer of vegetable oil to coat.

Thread each melon slice onto the skewers and brush with olive oil.

Grill the melon slices, charring and turning once, about 3-5 minutes. Transfer grilled melon slices to a platter. Garnish each wedge of melon with a slice of prosciutto, freshly ground pepper and a drizzle of olive oil. Melon can be served warm or room temperature. Serves 8.

MENTAL HEALTH APPS YOU’LL WANT TO INSTALL RIGHT AWAY

Under pressure? Check out the best mental health apps for mindfulness, meditation, relaxation and sleep.

Millions of Canadians struggle with mental health issues. As you might expect, the pandemic didn’t help matters. According to a recent national survey, one in four Canadians aged 18 and older screened positive for symptoms of depression, anxiety or post-traumatic stress disorder (PTSD)—up from one in five pre-Covid-19.

While nothing replaces the services of a mental health professional, including therapy, apps are a convenient and practical way to find little moments of Zen throughout the day—especially as you always have your phone with you.

The following are a few recommended downloads for iOS (iPhone, iPad) and Android devices (such as a Samsung Galaxy or Google Pixel phone), although many offer web-

sites for desktop access, too. Most are “freemium” apps, meaning they don’t cost anything to start, but paying users can access additional content and features.

Note: If you suffer from more than just the occasional “blues” or a sleepless night, be sure to seek medical attention from your physician or via a reputable mental health organization, such as CamH or the Canadian Mental Health Association.

Whether you’ve got three minutes or a full half-hour to spare, Calm has several hundred audio-guided sessions of various durations to squeeze into your busy schedule. Pro tip: If you own a smart speaker like a Google Nest or Amazon Echo, you can wake up your personal assistant and simply say “Open Calm” to start a session on-demand.

IMPROVE YOUR MOOD—AND YOUR OUTLOOK

Specifically designed for “fidgety skeptics,” Ten Percent Happier Meditation offers clear and simple meditation lessons—with video. Led by New York Times bestselling author and ABC News anchor Dan Harris—who suffered an on-air panic attack in 2004, which prompted him to

write the book Ten Percent Happier—the app features quick meditations by respected teachers, available whenever you are.

Through the iOS or Android app (as well as the website), Ten Percent Happier Meditation offers access to a seven-session introductory course, daily meditation videos (including offline access), guided audio lessons (for when you can’t look at a screen), advice and tips to applying mindfulness to your personal and professional life, and new content added monthly to keep things fresh. While the app is free to download and use, members get a lot more content, including a library of more than 500 guided meditations, for $11.99 per month (or $124.99 per year).

CHAT WITH A THERAPIST

There are a few mental health apps that put a licensed therapist in your pocket. Talkspace, for

example, offers confidential and relatively affordable therapy sessions, where you can send texts, audio, pictures, and video messages to a therapist from the app or your web browser. (You might have seen world champion swimmer Michael Phelps endorse this app in commercials.) Rates average around $150 per hour, but it’s best to confirm in advance so there are no surprises (and always check with your health insurance provider to determine coverage, if any).

Similarly, BetterHelp provides access to more than 30,000 trained and accredited therapists. A pre-screening questionnaire helps ensure a strong match based on your specific areas of concern, and the live sessions are hosted on BetterHelp’s secure platform, regardless of what device you’re on. It should be noted that BetterHelp is subscription-based, starting from around $100-$130 per week (billed every four weeks). Along with live sessions, membership includes unlimited text, video, and audio messaging.

Other therapy-centric mental health apps and/or websites include Sanvello, Maven Clinic (designed for women), and TELUS Health Virtual Care (formerly Akira).

SLEEP BETTER

We all know how important it is to get a good night’s sleep, as it promotes better concentration and productivity, reduces your risk for heart disease, and can even boost your immune system. While there are several factors that could impact the quantity and quality of your sleep—aging, diet, stress, room conditions, and alcohol consumption, to name a few—a Canadian-made app may be able to help you fall asleep easier. (I know, I know, staying asleep is another thing altogether.)

Formerly Relax Melodies, Montreal-based BetterSleep helps you fall asleep by letting you choose from a myriad of soothing nature sounds, like rain on a tin roof, a crackling fire, whooshing waves, or wildlife in a forest. If you can’t find exactly what you’re looking for, you have the option to create your own “soundscape,” too. The app also includes white noise options, meditation sessions, bedtime stories, and a section on SleepMoves: a series of body-mind exercises and relaxation techniques. Monthly premium plans start at $9.99 a month.

Other mental health apps and online resources worth exploring include PocketWell (Wellness Together Canada), MindShift, BounceBack, What’s Up Walk-In, MindDoc, iMoodJournal, and Breathe2Relax.

We are on a mission to raise $10,000 for CAMH (Centre For Addiction And Mental Health) and CADDAC (Centre For ADHD Awareness Canada). It is without a doubt that ADHD and mental health issues are common in our community and continue to be a contributing cause of death around the world.

The Centre for Addiction and Mental Health is a psychiatric teaching hospital located in Toronto and ten community locations throughout the province of Ontario. At CAMH, it’s their goal to provide hope and a path toward recovery from mental illness and substance use for anyone in need.

There are approximately 2 million individuals affected by ADHD in Canada. Individuals, families, and parents with children are left scrambling to cope, figuring out how and where to get support for their ADHD. As well, they are trying to figure out how to pay for expensive programs.

Our families have been directly affected by ADHD and Mental Health issues so in hopes that one day no one else will have to experience the angst of dealing with ADHD or any kind of addiction or depression, we have chosen to donate a portion of our professional fees to these charities. As well, when you refer a friend or family member to our team not only will they receive award-winning service, but they will also be contributing to these extremely worthy causes. Together we can help calm minds and ensure that everyone gets the support they need.
