A little bit of history

“A big WELCOME and enjoy”

It’s a little-known fact that Dulwich was one of the worst affected places in the UK during World War II, when Hitler sent unmanned explosive aircraft across the English Channel: the V1 and V2 rockets. Dulwich was badly hit by these terrible weapons, but there are theories that the British led a misinformation campaign throughout the war, skewing the coordinates of central London to protect the more densely populated centre so that bombs would fall in open areas.

Dulwich Village has a good mix of large Victorian, Edwardian and Tudor Revival properties which are popular with families. There’s also an enclave of Huf Houses, popular for their excellent light and energy efficiency. West Dulwich has larger Victorian homes, while East Dulwich has Victorian terraces where loft conversions and extensions are popular. In the core Dulwich post codes, there are mostly houses to suit the strong family market and some newly developed flats as well as older conversions.

Why move to Dulwich?

It is south of the City of London and famous for the Dulwich Picture Gallery and Dulwich Park which opened back in 1890. Additionally, there is the Dulwich Golf Course and Dulwich and Sydenham Woods, which add to the appeal so that it feels almost as if you are outside London offering an escape from the hectic pace of central London, but still within half an hour’s journey of it.

Dulwich is a firm favourite with those looking to commute into central London daily with links to Victoria, London Bridge, Blackfriars and Cananda Water from its nearby underground and overground stations. What’s more, there are great restaurants locally as well as in nearby Brixton and Peckham.

The neighborhood of East Dulwich is the best of both worlds: it has the affluent and tame Dulwich to one side and the vibrant and fun Peckham to the other. It has lots of green space for a run, walking the dog, or picnics, but it is also well connected to the rest of London. There are a great selection of restaurants but it isn’t loud. This has earned it repeat status on a major newspaper’s list of the best places to live in Britain.

Ideal living

Housing here is diverse. You’ll find a lot semi-detached homes, Victorian terraces and flats – some in newer buildings and some in converted terraces. If the bigger residences are out of reach you can still find family-sized homes for a reasonable price whether you’re renting or buying.

The neighbourhood Lordship Lane is one of the best places to go for just about anything. It’s got cool boutiques, great bars, and fantastic restaurants. You’ll find everything from a tea shop to that most basic of necessities: a chandelier store.

You’ll find a mix of young professionals, typically in their 30s, lifelong residents, and younger families attracted by the myriad community activities, large yards, and outstanding schools.

East Dulwich is bordered on on the north by Peckham, on the east by Nunhead and Honor Oak, on the south by Forest Hill, and on the west by Dulwich and Herne Hill.

Interview with Anna Bak dos Reis – Modestic Interior Designs

part of this journey as it helps me gather the pieces that I will bring together to tell their story.

For those considering getting in touch with you, what are the major benefits of appointing you as their interior designer?

Tell us a little about how you got started with modestic interior designs?

Modestic interior designs was born at the intersection of many roads. I’ve always enjoyed connecting with people. My work as a Learning & Development Adviser in Human Resources satisfied this part of me for 14 years. However, it didn’t provide enough of a creative outlet. My decision to follow my true passion gave me the opportunity to combine my pragmatic attitude and people skills, with my creativity. I started modestic interior designs and haven’t looked back once. I still have the chance to connect with people but above all, I have the chance to help them create a home they feel happy in – which is something I believe every single person deserves.

Who takes the lead creatively when you have that first meeting?

I’ll ask my client a lot of questions during our first meeting to help me understand what they want to achieve from the space and what its purpose will be. This also gives me the chance to discover their tastes and preferences, as well as any specific pieces of furniture or decorative elements they’d like to incorporate. However, designing an interior is a process that we embark on together from the start. Building a rapport is an essential

I’m often contacted by clients who wish to refurbish their homes, but they feel overwhelmed by the whole process and don’t know where to begin. I guide them throughout and take away a lot of the headache in the process – from sourcing specific items to connecting with reliable contractors who offer good value for money. As well as the finer details of budgeting and planning, I also encourage them to explore different concepts and develop their own style, which is essential to bringing the designs to life.

Do you have a particular style that you’re known for, or can you adapt to anything?

Although not prescriptive, my design style combines elements of modern, rustic, and industrial. I love to bring the outdoors inside, so nature-inspired textures, peaceful colours, and organic warmth are at the heart of my signature look. I also enjoy blending modern clean lines with vintage or re-purposed items. It’s important to me to create spaces that are practical and functional, yet also enriched in personal accents that are special and meaningful for everyone who uses them.

You offer Personal Shopping for Home service. Can you tell a bit more about it?

Most personal shoppers buy clothing and accessories for their clients. I buy anything from furniture to cushions, plants, and clocks – you name it! I realised there was a gap in the market for such a service – some clients only require a few items to ‘finish’ the look, rather than a full renovation.

Whether it’s a unique piece of artwork, a quirky armchair or a delicate pendant, my Personal Shopping for Home service saves loads of time and effort in finding the ‘missing piece of the puzzle’.

The Great Exhibition

In a similar fashion to its 1851 namesake, the Great Exhibition pub is a glorious space in which free thinking people can celebrate the wonders of life. The exhibits today may not be as weird and wonderful as those that came from the four corners of the world all those years ago, but if you like to witness great food, beer and service in a convivial atmosphere and an off the wall environment, then the Great Exhibition pub has all the exhibits you need. We are Lordship Lane’s thriving community hub with three screens and bright cafébar and garden terrace. Dulwich Woods

Belair Park

Belair House was built in 1785 in the style of, or possibly by, the architect Robert Adam. Its grounds included an artificial lake made by damming the River Effra. Dulwich Park

Dulwich Park is a 30.85-hectare public park in Dulwich in the London Borough of Southwark, south London, England. The park was created by the Metropolitan Board of Works from former farmland and meadows. While the initial design was by Charles Barry, it was later refined by Lt Col JJ Sexby. Created in 1890, Dulwich Park began its life as farmland and a group of meadows known as “five fields”. Many of the ancient boundary oaks survive today. Queen Mary was a regular visitor to the park. She loved to view the American Garden, famous for its rhododendrons, which are spectacular when they’re in bloom in May. One of the park gates is named after her.

Brockwell Park

Brockwell Park is fortunate to contain a large number of historic buildings and other features, some of which go back to before when it was acquired as a public park. These include Brockwell Hall, the Brockwell Lido, the Walled Garden, ponds, and a charming 19thcentury Tritton clock tower, as well as a well-laid out network of paths and vistas. Brockwell Park is also home to a ride-on miniature railway and a popular BMX track, both of which are run by the community. It contains a wide mixture of formal and informal sports and play facilities, including a large children’s playground and wet play area, tennis and basketball courts, and grass football pitches. It is also home to the Lambeth Country Show, which usually runs over two days in the third week of July each year, as well as a wide range of commercial and community events.

Tell us about the background of Bolans Architects. Our mission is to create spaces that work seamlessly to serve the people that inhabit them. We are a family-run, design-led team of Architects, Designers and Construction professionals with over 35 years of combined experience creating bespoke spaces for individual clients and developers around the world. Our services cover development feasibility studies, architectural design, party wall matters, and construction consultancy. We take pride in our ability to creatively interpret complex briefs to deliver great outcomes for our clients, and every project we undertake is approached collaboratively, with passion, rigour and integrity.

What’s your customer process from receiving that initial enquiry?

We take time to meet with our clients to understand their initial brief and share how we work. Once we all agree that this is something we can take on, we meet our clients at their property to survey the site and more clearly define their vision, needs and expectations. We take this information and insight away and develop a series of design proposals that satisfy the brief, while also allowing some flexibility for further development.

With all the required information, a chosen design is then submitted to the relevant planning authority, and after planning consent has been achieved, we collate the technical designs needed for building control submission and work with our clients to choose the right contractor for their project. As a multi-disciplinary practice, we can support clients with party wall matters, construction contract administration, project management and site administration, or by operating as the main contractor for their build.

Every step of the way, we’re there to support our clients, and we are proud of our strong track record of high-quality design demonstrated through projects that have passed through planning processes and into the build phase and the relationships we maintain with our clients long after the projects draw to a close.

What characteristics set you apart from other practices?

As a multi-disciplinary practice, our skills are both broad and deep, making us an excellent partner for both developers and private clients. As an example, by also providing party wall services, we’re able to knowledgeably consider and navigate potential issues way in advance of the party wall notice period being implemented. As a team,

we’re discussing all impacts at the very start of the project and incorporating these into our designs. We love to build what we design, and we have a great network of specialist partners that we work with, ranging from joiners to metalwork contractors. Our ability to get people working well together has resulted in amazing, carefully curated spaces.

Could you illustrate an example of a residential development you worked on locally and the outcome for your client?

After living in Canada, our clients had become accustomed to open-plan living – something which their mid-terrace simply did not offer. They loved their location and neighbours (in Forest Hill), so moving was not an option, so we collaborated to find a way to make their home function better. We collaborated with our clients to design a partially sunken extension that circulates an internal courtyard. The furthermost part of the extension sits well underground, allowing for the garden space on its roof to be utilised while also not appearing any higher than the neighbouring gardens. Careful attention was placed on ensuring that the level changes, both externally and internally, worked seamlessly. Every boundary has been carefully considered ensuring that over time the extension will disappear within the foliage to the roof of the extension. The main feature of the courtyard is a pond and a floating staircase taking you up to the living green roof of the lower extension towards the rear of the garden. The new extension houses the dining space, and the snug is in the sunken part of ‘the bunker’. We believe the finished project is an excellent example of addressing a tight, complex mid-terraced site, having successfully doubled the house’s footprint without losing substantial garden space. The garden and landscaping strategy has become the extension’s very fabric. All spaces provide connected views back to all areas of the house and the inner courtyard, simultaneously drawing you in and connecting you back outside.

What is the most pleasing aspect of your job?

We love problem-solving, using our creativity and technical expertise to navigate challenging construction and engineering issues and being part of a team that builds something that will last for generations. Being invited into people’s lives, working with them to better their lives through the improvement/enhancements of their most private spaces and seeing the impact it can make on their lives is deeply humbling and rewarding.

We created a unique PROJECT DELIVERY TEMPLATE.

This can be adjusted depending on the specific requirements.

We start with the client meeting. This can happen in person or online. Then, we visit the property and we create a pre-appointment proposal with attached Draft Budget. After the appointment, we create the first design proposal, this is followed by 1 or 2 revisions at which point we have completed the design stage of our project.

How does your customer process work?

We discuss every new customer’s requirements following the first contact, we share some preliminary examples and based on the following feedback, we prepare the right demos and fabrics for a site meeting. From there, following in-detail talks, we explain the possible solutions and help the client filter towards the one that suits them best. On the maintenance side, a few pictures and a brief description of the problem enable us to share options and costs.

Tell us a little about how you got started with your business?

My business partner and I started the business in 2011, as a motorized blinds maintenance service only, from a little garage in Battersea. We wanted to follow a niche trade that would also be green and socially responsible. We grew slowly but sustainably every year and we are currently operating from a 300 sqm workshop in Herne Hill, with the latest blind manufacturing machinery that allows us in-house production with full control of lead times and rigorous quality checks.

What are the key advantages of blinds over curtains?

There is no obvious advantage to one over the other, every place is unique and requires unique bespoke treatments. We assess every client’s needs and share bespoke

Do you have a particular style that you’re known for or can you adapt to anything?

I can say our style is to respect and give our full attention to every project, regardless of size or complexity. There are over 2000 customization options in our productbuilding software, and we add new ones monthly, sometimes weekly. We can adapt to most requirements, as long as they are backed by the laws of physics of course.

What do you love most about running your business?

We meet new people every day, and we share stories and opinions about the requirements of the project but also about life in general. Then, from meeting to completion, it gives us the opportunity to offer them a smooth service and a quality bespoke product that will improve their life at least by a tiny bit, which for us is a good enough purpose.
