HISTORY

Along with the county town of Gloucester, Cirencester is known to have been very important during the Roman times when it was known as Corinium, where it had a thriving wool trade and industry. At one time, it was the second-largest city in Britain by area, when a wall was built around the city enclosing 240 acres. There are many Roman remains in the area including villas at Chedworth and Withington, and a partially excavated amphitheatre near the hospital. There is an excellent Roman museum in the town filled with antiquities. The town remained prosperous during the Saxon, Norman and Tudor periods, becoming a thriving market town at the centre of the road network.

8 www.hamptons.co.uk

WHY MOVE TO CIRENCESTER

The town is well served by a plethora of highly regarded eating establishments, both in the town centre and in the delightful array of charming villages local to the town. These villages attract a great deal of tourism, including Bibury, Bourton-on-the-Water and the string of villages along the Coln Valley including Chedworth, Ablington and Winson – all providing delightful homes in the classic Cotswold stone.

The increasingly popular Cotswold Water Park provides a great range of water sports and leisure facilities. There is also an exceptional choice of both private and state schools within the area making this an excellent area for growing families.

Interview with ‘eb Interiors’

Why should people appoint an interior designer instead of managing their own project?

Put simply, we know what we are doing and love doing it! As with so many things these days, the internet can only take you so far. Conveniently, you are able to find plenty of ideas, hacks and inspiration for pretty much anything, but how on earth do you pull it all together? I love how DIY interior design is made so obtainable through so many mediums, allowing you to recreate that perfect little nook worthy of the ‘grid’, however is that ‘perfect’ nook perfect for you – the individual? This I believe is where we, as Interiors Designers, are essential in the design process. Not only do we ensure your vision is brought to life and looks amazing, but we also ensure it works in every way for each and every individual. We all work so differently; we are different in our wants, needs and how we live our lives from day to day. And it’s our job to listen to those requirements, pick out the important details, and incorporate them seamlessly into the design… all within the budget, time frame and ensuring it’s done right first time.

What type of projects get you most excited?

This may sound cheesy, but every single one, and that’s why I love my job! I could be working on the same types of rooms, at the same time, but for different clients and each design would be totally different. Which is what makes it so exciting. It never gets stale as I get to challenge myself and my team with every brief (no matter how big or small), learning new things each time – which can influence the next project.

Who or what have been your major influences and role models?

The client is my influence. I have always been aware of how a space can make an individual, couple, family or group feel. I very much have them at the centre of each of my designs, ensuring every decision

made in each and every detail is centred around them and their needs.

I have never been one to go along with a trend – don’t get me wrong, I do love a trend, but I don’t let it dictate my designs – and I let my clients know that. They are living in the space, so it needs to tick their boxes not a trend’s at the time.

In developing a style for a client’s property who takes the lead or is it a collaborative effort?

I would say it’s a collaborative effort. When I first meet with a client, it’s my opportunity to get to know them (and them to know me) and understand their way of living and how they tick from day to day. If they have a favourite style, I always love to know, but many times client don’t know exactly what they do love, and that’s my job to find out, whether it be via: a piece of furniture, a favourite colour or even clothing – it’s amazing what these unrelated items and a one-to-one chat can divulge about a person. The development of a style is very much a team effort… I’m a designer who likes to work alongside my clients and make them part of the process, allowing them to discover and work out exactly what they like and why with my help. That way the design works on every level.

Is there a project that you are most proud of?

As mentioned, I have absolutely loved being part of so many projects from bars, restaurants and offices to the more intimate residential projects. But, at this moment in time I am most proud of the new eb Interiors showroom based in The Wool Market, Cirencester. We have created an inspiring and relaxing space allowing our clients to feel very much at home. We find this helps people in expressing their creativity and style. The showroom has proven the perfect space for just that, whether it be during our initial free 1 hour consultation or collaboration further down the line.

Atruly stand-out Cotswold market town that combines history with hipness in spades. It’s crammed with pretty butterscotch lanes, outstanding schools, bustling boutiques, exceptional restaurants and a chilled café scene. Famed for being ‘well heeled’, it’s in fact a wonderfully unpretentious town with a strong community spirit and friendliness that makes it an ideal place for families. The pretty Abbey Grounds play host to the phenomenal Phoenix Festival every year – the Cotswolds free music and arts festival. The ‘Capital of the Cotswolds’ – or just Ciren – gives you the full package, historic architecture, a recently redesigned central piazza lined with pretty pastel shops at the heart of the town and a cosmopolitan mini-metropolis buzz.

Interview with Beaudesert Park School

Can you sum up Beaudesert in one sentence?

Beaudesert is an enchanting country prep nestled in the Cotswolds where the warmest of relationships between staff and children underpin an ambitious and aspirational learning environment for all, and children are taught to think for themselves, be kind to one another and enjoy their childhood for as long as they can.

Tell us a little of the history of your school?

The School was founded in 1908 in Henley-in-Arden in Warwickshire, and moved to its current location in the Cotswolds ten years later. Originally an all-boys boarding school for 30 pupils, it has grown into a thriving co-educational weekly & flexi-boarding school for 400 children aged three to thirteen.

What would you say is special about a school life at Beaudesert Park?

Probably our approach to childhood. These Prep school years are so precious, and they fly by so fast! We develop children with the highest academic expectations to ready them for senior school life and beyond. At Beaudesert we think we strike the right balance so that the children’s learning also incorporates space for them to relish the freedom and joy and sheer fun of childhood for as long as possible. Our parents tell us this is very much a shared ethos. Throughout the school, we continually share two key messages: be kind and try your best!

A close-run second is the fact that parents very often comment on how their children’s confidence has grown since they came to Beaudesert. Children benefit enormously in confidence from having endless opportunities and challenges to express themselves through the arts, sport, and particularly to perform before an audience. Here at Beaudesert, children of all ages are given lots of chances and encouragement to enjoy performing right from the start in Nursery.

What facilities do you have?

Beaudesert is fortunate enough to host a plethora of high-class facilities for children to enjoy including our state-of-the-art Performance Arts Centre built in 2015, specialist Art, Design Technology and Pottery studios, indoor and outdoor swimming pools, two Forest Schools for our Pre-prep children to explore as well as tennis courts and an Astro for all-weather sport. Our truly glorious Cotswold location means we enjoy big sky views to the front that stretch across wooded valleys and villages, while the grassy expanse of Minchinhampton Common sits behind us. Children cross the National Trust site to access the School’s playing fields, dodging cows and ponies that roam in the fields during the summer months.

Does Beaudesert have any quirky traditions?

From Year 4 our children can gain their ‘tree climbing licence’ which allows them to climb the trees on site freely during break and lunchtimes. Muddy knees are a common occurrence during afternoon lessons, and very much welcomed!

Cirencester Park

Over the years Cirencester Park has been a deer park, a military base, a hospital and the venue for a Glenn Miller concert. It was originally laid out in the 1700s as a deer park by the first Earl Bathurst. It remained that way until the First World War when it became a military camp, once home to the Warwickshire Yeomanry. During this time, the fences surrounding the deer park fell into disrepair and fallow deer escaped, a herd of which roam the Park to this day.

Interview with Architect & Planning expert Christopher Stanley

Christopher Stanley Architecture

Christopher Stanley Architecture & Planning was started in 1999 by Justin Dowling and has grown over the last 22 years into a well established and respected Architectural & Design Consultancy. The practice is now jointly owned and run by Justin Dowling and Neil Roberts who have combined experience of over 50 years in the Design & Construction Industry We specialise in the bespoke Design of Homes, Renovations and extensions in and around the Cotswolds and South West, as well as working with commercial contractors on public and private sector buildings. We have worked in some stunning locations to deliver exceptional homes such as Ashmoon House and Cherry Lakes Estate in South Cerney, right through to large domestic and commercial extensions in and around Gloucestershire. The Practice is on the Chartered Institute of Architectural Technicians (CIAT) register and both Neil and Justin are currently working towards full Chartership.

Clients bearing on process

Every Client is individual and the requirement of their projects are quite often very different, depending on their lifestyle and personality . We are a client focused practice, so as we approach each and every project, our priority is to help shape the clients vision and deliver a finished project that exceeds their expectations.

What are the most popular requests

What’s hot right now? Living space! Contemporary structures with lots of light, open-plan glazed entertaining space, luxury bathrooms and that luxury hotel feel at home.

Where do you see Architects in the UK now compared to Europe?

The UK as a whole has a vast array of Architects and Architectural Design Practices that deliver some stunning projects, from ground breaking eco houses to cutting edge architectural design. However, the biggest problem most practices face in the UK is the planning system. Planning can be very complicated and depending on area, local policy and vernacular, it can be difficult and time consuming to get approval for twenty first century design with many local authorities reluctant to progress them, whilst other parts of the system simply allow basic and poor design to slip though easily.

Is there a recent project that we were particularly proud of?

Cherry lakes was one of our favourites. It’s design is very traditional and in tune with the stunning lakeside setting. Additionally, we were also very pleased with the very recent approvals for 7 Charnwood Close and 5 Melbourne Close in Cheltenham which are much more contemporary and completely redefine the existing building.

Interview with Rural Planning Practice Cirencester

Could you please give our readers some insight on how you can help residential clients embarking on a renovation project?

We can help in lots of ways. For example where you have fallen in love with a listed house which is almost perfect, but you just need a bit more space and you are not sure how this can be approached we can advise on listed building issues. If there is a paddock but no stables or sand school and nowhere for the classic cars, plus you fancy earning some income from glamping we can help even in Areas of Outstanding Natural Beauty. You would like to know whether an off lying paddock has long term hope value for residential development or whether other more modern barns can be converted to an alternative use including business use, this is familiar territory for us as are buildings and dwellings for agriculture and commercial equestrian yards.

What significant differences are there between your approach to planning and the service that an architect may offer?

The architect is a key part of the team. Architects are good at design but are not necessarily conversant with planning policy or technical issues such as lawful development certificates and permitted development which can add usefully to floor area or help to support a more technical planning point.

What’s the background of your firm?

Established originally in Kent the late 1980s by Judith Norris we have been providing planning advice in the south east for many years. We opened the Cirencester office six years ago extending our territory further north and west.

Do you have a favourite success story?

Too many to list!

How do you find working with the planning authority in Cirencester?

Most planning authorities are finding the volume of applications has increased during Lockdown. It has placed yet more pressure on an underfunded and under resourced sector of public service; Cotswold District Council is no exception. We advise caution regarding the use of pre application advice because it can be constrictive rather than constructive.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
