A little bit of history

St Albans began life as an Iron Age Celtic settlement called Verulamium before falling under the control of the Romans during their conquest of Britain, which began in AD 43. Over the next few centuries it became one of the three largest Roman towns in the country; the other two were Londinium (now London) and Colchester. It got its current name from Alban, Britain’s first saint, who was executed by the Romans after refusing to renounce Christianity.

St Albans offers a wonderful blend of homes ranging from 16th Century cottages to detached family homes with everything in between. The character of the city can be seen in microcosm in Fishpool Street, described in Pevsner’s Hertfordshire as being ‘as delightful a street to walk along as one could hope to find’.

Why move to St Albans?

The high street in St. Albans features a range of larger chains and national brands, as well as smaller boutique shops owned by local traders. You’ll find lots of great shops in St. Albans - again there really is something for everyone, whether you’re looking to pick up some new clothes, or you’re shopping for gifts for your family.

St. Albans boasts fantastic transport links to nearby London - two train stations serve the area. You’ll struggle to find a city that’s in a better location than St. Albans when it comes to lying close to London. It’s a popular place to reside for commuters - the short train journey into the city is a key selling point of this wonderful city.

St. Albans has a good mix of shops, cafes and restaurants both independent and national chains. From essentials such as opticians, pharmacists (Boots), post office and supermarkets (Waitrose, Marks and Spencer and Sainsburys).

Residents are also spoilt for choice with a good selection of independent clothing and gift shops.

9 www.hamptons.co.uk

The pretty Hertfordshire city of St Albans dates back over 2,000 years, and direct trains from St Pancras mean the scattered clues to its 20 centuries of history are just 20 minutes by rail from Central London. It makes for an easy and captivating day trip for anyone interested in the past, with Roman ruins, Tudor buildings and magnificent Medieval pubs among the numerous historical treasures waiting to be discovered.

St Albans began life as an Iron Age Celtic settlement called Verulamium before falling under the control of the Romans during their conquest of Britain, which began in AD 43. Over the next few centuries it became one of the three largest Roman towns in the country; the other two were Londinium (now London) and Colchester. It got its current name from Alban, Britain’s first saint, who was executed by the Romans in the third or fourth century after refusing to renounce Christianity, at the time a relatively new religion.

The city can be broadly explored chronologically, so once you’ve hopped off the train at St Albans City station, make a beeline for Verulamium Park, about a mile to the west. This is where the original settlement lay, and the area is packed with fascinating Roman ruins. Start with a look around the Verulamium Museum, which gives a superb overview of the period and has some incredibly well-preserved mosaics on display, along with other Roman artefacts, including gold coins and pottery.

You might be feeling a bit peckish by now, so you could head further west into Gorhambury Estate, which borders Verulamium Park, to have a picnic among the crumbling, atmospheric ruins of Gorhambury House, which was once a grand Tudor mansion. Alternatively, you could grab a pint and a gourmet burger in nearby Ye Olde Fighting Cocks, the oldest pub in Britain.

Pubs & Live Music

The Horn

Situated in the City Centre, The Horn is recognised as one of the top music pub venues in the UK. We won ‘Entertainment Pub of the Year 2008’ and ‘Live Music Pub Venue 2008’. We show around 80 acts a month and contrary to popular belief, 90% of these bands are original and not tributes. There’s a mass of history The Horn has to offer, including John Peel being a frequent customer back in the day. Numerous artists have kicked off their careers here, such as Kim Wilde (who was also a barmaid) and Paul Young. More recently bands such as The Gallows (held their album release party here), The Subways and Enter Shikari. Victoria St, St Albans AL1 3TE. 01727 853143

Ye Olde Fighting Cocks.

Ye Olde Fighting Cocks dates back to the 8th Century. The pub you can see today was built in the 11th Century. St Albans Cathedral and grounds are just across the road and there are tunnels stretching from the beer cellar to the Cathedral, apparently used by Monks. Cock fighting took place in the main bar in the late 19th and early 20th centuries, hence the name of the pub.

Local Hotspots

Enjoy an artisan coffee, while exploring great fashion boutiques right in the picturesque heart of St Albans!

Charlie’s

I established Charlie’s Coffee & Company over a decade ago; inspired by years of working in cafes & immersing myself in café-culture around the UK, I wanted to bring great coffee to the people of Hertfordshire. I serve speciality coffee & morning cheer to the early risers at St Albans station from the back of a 3-wheeled van. My coffee is roasted by Has Bean, I use milk sourced from a family run dairy farm & pastries are freshly baked in St Albans. My coffee shop is on London Road, 5 minutes wander from the city centre & the station, opposite the wonderful Odyssey cinema, next to Gabriel Square & a few doors along from the amazing Beer Shop.

The Fleetville Larder

After frustration that there wasn’t a independent cheesemonger based in St. Albans, owner Ed Bevin decided to take matters into his own hands. Living in Fleetville he realised there was also a need for a local spot to get great coffee, in a relaxed environment, with quality food offered. So he put the 2 concepts together, quit his city job and the Larder was born. Cheese takes centre stage in the Fleetville Larder, with an ever-changing counter full of artisan British and European cheeses. These are hand cut to take away, or are offered to eat-in, as part of our popular cheese and meat platters. You are encouraged to try before you buy. The Fleetville Larder is fully licenced, so you can also choose from a range of wines, beers and ciders, to drink in or take away. 129 Hatfield Rd, St Albans AL1 4JS. 01727 863237

Interview with Moox Design

Tell us a little about the background of your design practice?

I have been running my interior design practice alongside my architectural practice since 2011. With the passion I have to create beautiful and functional spaces; to deliver results that surprise and delight with their craftsmanship and vision, I studied interior design in Milan alongside my architecture master program. After taking over the family business, we have accomplished residential and commercial projects in both the UK and overseas. Our experience spanning over years in property development and know-how of architecture and construction places us well to advise our clients on the most effective way to achieve maximum returns. Specialising in bespoke, quality interiors, we create beautiful living spaces for private and commercial clients at any scale.

What is your customer process from receiving that first enquiry?

First, we start each client with an initial discovery call, to understand their vision and needs, to discuss their priorities and expectations. Then we outline our plan to see how we can help them. We also consider if the property is realistically aligned with what they want to accomplish. We exchange many initial ideas on areas to focus on that will give them the most return on their investment. When the project starts, first we run further consultations as we are committed to providing truly bespoke design and as we approach every project as a unique design journey. Over the years, we developed many unique and helpful tools to define the needs, daily habits, routines, style preference lifestyle and inspirations of the clients. Concept design is the first stage where we invest most of our time and focus on how we can execute the client’s needs while maximising the true potentials of the space with the right space planning. We generate many alternative designs alongside different mood boards, samples and 3D visuals to enable the client to grasp the whole vision and choose the best option that absolutely meets their needs. Then we develop the ratified concept design to design every last detail and specify the exact production, instalment, material and item details to physically execute the project. We provide a transparent list of breakdown of all the costs with alternatives to enable clients to be in control of the budget breakdown. Following that, the procurement phase starts to get all the items that the client approved, ordered and received on their behalf unless they prefer to manage this on their own. Finally, we finalise the project by installation and styling. We coordinate, schedule and manage trades and during the installations, we arrive on-site to manage the entire process from start to finish.

Is there a type of commission that gets you particularly excited?

Actually, every commission excites me as each one works wonders when their potentials are truly explored and executed right. Also, period buildings excite me as we offer schemes unique to the building’s character, while adding to our unique sense of aesthetics and design.

What advice would you give a family appointing an interior designer for the first time?

If they plan architectural alterations first, I would advise them to commence their interior project during the architectural design or at least one month before the construction works take place. That enables them to ensure the proposed alterations integrate with their entire space and future proof the design as well as specifying the right items, ordering them on right time considering the lead times to be able to execute the project on time.

What’s your favourite thing about working in the St Albans area?

I love everything about St Albans, I live here as well as I work. St Albans is very inspiring city for a creative industry as the social environment is vivid, the architectural character of the city is beautiful.

Beechwood Park School

Beechwood Park is a thriving independent co-educational day and flexi-boarding school prep school, located in easy reach of St Albans, Harpenden and Berkhamsted. There are many reasons why increasing numbers of parents are choosing Beechwood over other prep schools in Hertfordshire:

FULLY CO-EDUCATIONAL FROM 3-13

Beechwood is one of few local prep schools that welcomes boys and girls from rising 3 (in our onsite award-winning Woodlands Nursery) to the age of 13. There is plenty of debate around single sex vs co-educational schools. Whilst the majority of our pupils move onto single sex senior schools, we are firmly of the belief that at prep school age, a co-educational environment suits most children better, as well as enabling brothers and sisters to be educated at the same school.

TRULY INDEPENDENT

Whilst a significant number of our leavers move on to local senior day schools, we are not affiliated or linked to any particular secondary school and will work with you to ensure you and your child receive the correct guidance and advice about next schools – wherever in the country, or the world, that may be.

AN EXCEPTIONAL ACADEMIC RECORD

Beechwood is justifiably proud of its academic record. Pupils excel at senior school entrance exams, and many are awarded scholarships to their senior schools of choice. Almost without exception our leavers gain places at their first choice of secondary school, having been well prepared by Beechwood staff for entrance assessments and interviews. In 2021, we were the only prep school to have a 100% success rate at 13+ for Haileybury. But the Beechwood curriculum goes far beyond ‘just’ the academics –we offer a well-rounded educational programme which includes an inspiring co-curriculum of sports, music, and charts, alongside an engaging array of trips, clubs and co-curricular activities.

FLEXIBILITY FOR MODERN FAMILIES

At Beechwood, we recognise that one size does not fit all, and we work hard to provide a flexible provision for our pupils and their families. Whilst you may not have previously considered boarding as an option for your child, our flexible boarding options can provide a handy solution for busy working families – click here to find out more about our boarding options. We are also able to offer a number of ‘wraparound care’ options for pupils of all ages to help parents manage their day, including after school prep and activities, and school holiday camps. To make Beechwood accessible to day pupils whose parents may struggle to juggle the school run with their own commitments, we run a network of school buses from local towns and villages.

A HAPPY HEALTHY LEARNING ENVIRONMENT

Like you, we want to make sure that your child achieves their very best at Beechwood, but more importantly, we want them to be happy. It is a cliché, but nonetheless true that happy children thrive in a positive learning environment. We provide an educational space for children to excel, and our child-centred focus enables and encourages children to be ambitious, reflective and self-driven.

BEYOND THE CLASSROOM

At Beechwood, we firmly believe that learning is not limited to what goes on in the classroom, and lessons learnt outside of the classroom are just as important to a child’s preparation for the future. We are justifiably proud of our extensive co-curricular provision, which we call Roar. This programme ensures that every child has the time and space to explore new experiences, to embrace new challenges, to discover new skills and talents, and to grab every opportunity that comes their way – in short, to find their “roar”.

PREPARATION FOR THE FUTURE

So-called ‘soft skills’ are going to be as important to our pupils as they move forwards in their education and their careers. It is, therefore, our duty to ensure that from a young age, they learn these skills – teamwork, character, self-belief and a Growth Mindset will enable pupils to face the challenges of senior school, university and the world of work. Our Future Skills programme, taught from Year 5, aims to equip our pupils with a full range of skills – academic, social, and personal – to promote future successes.

A STRONG COMMUNITY

Although by prep school standards, Beechwood is a large community, it nonetheless has not lost the “family” feel. The Clock Tower

The only surviving medieval town belfry in England and is designated as a Scheduled Ancient Monument. The people of St Albans built the tower. The Tower allowed the town to sound its own hours and, until 1863, the curfew. The Clock Tower’s bell rang out for the first Battle of St Albans during the Wars of the Roses in 1455. St Albans Clock Tower is open weekends and bank holidays until the end of September. To ensure social distancing in the narrow staircase there is a maximum of 12 visitors allowed in the Clock Tower at any time. There is no pre-booking system so if you arrive at a busy time, you may be asked to wait outside in a queue. We encourage visitors to wear face masks, use the hand sanitiser provided and observe social distancing to protect our staff and other visitors.

We listen – we have no house-style and our design response varies according to place, context, collaboration and programme.

We communicate – we do what we say we will do and produce drawings and imagery that communicate clearly and evocatively, whether it’s a masterplan concept or a joinery detail.

We believe in the power of great design and great places to improve people’s lives directly and indirectly.

Local Schools

Where our children spend most of their week and how they are being educated is a decision which should take some serious consideration. We have put together this list of suggestions to make your life a little bit easier. Many local schools and nurseries offer free tours so please go and visit your choice options before making that final important decision.

St Albans High School For Girls

All ethos ensures that in and outside the classroom our pupils are encouraged to and rewarded for giving of their best, whatever their passions and aspirations. Happy, well-supported young people who are inspired and encouraged to develop their own independent opinions and explore their own interests do very well in exams. But more importantly, they are equipped to go forth and lead successful, fulfilling lives. We often speak of the importance of living ‘lives of consequence’ –we prepare the young people in our care to make a meaningful impact on the world – and they do just that. When you join STAHS, as a pupil and as a family, you join a warm and giving community for life. Our alumni and friends are very much a part of day-to-day events at the School, and the advice, mentoring and guidance they provide our current staff and pupils are invaluable.

St Albans School

A School that is proud of its long and distinguished history, yet one whose prime focus is the needs of its students for the world of the future; a School whose pupils achieve outstanding examination results in the most demanding academic subjects and gain entry to the leading universities, yet one that believes that a good education comprises so much more than examination grades – these are two of the hallmarks of St Albans School.

Maple Primary School

Maple is a county, co-educational, day school for children between the ages of four and eleven years. It opened in 1969 on the present site in Hall Place Gardens. The school takes its name from Sir John Blundell Maple, MP, who was a freeman of the city in 1894. The school building contains seven mainstream classrooms and a smaller classroom for teaching hearing impaired children. There is a large hall equipped for P.E. which is also used for assemblies, drama and music; and a separate dining room next to the kitchen where meals are cooked on site every day. The school has a central fiction and non-fiction library and a small room for instrumental lessons. Outside, Maple is extremely fortunate to have a large playing field, two playgrounds, a conservation area, and an outdoor learning / play area for the Reception Class.

The Abbey C E V A Primary School

The Abbey School is a one form entry primary school which caters for children from rising 5 to 11. There are 210 pupils on roll and we operate a single intake into Reception each September. The class teachers are responsible for the education and welfare of the children in their class. Each class is supported by a Teaching Assistant with a full-time Early Years Practitioner in Reception. This is indeed a school where Every Child Matters and this fact is reflected in the school’s commitment to inclusive education. My staff and I value each and every one of our pupils as individuals and our aim is to ensure that coming to school is a positive experience for all of them; we understand that children learn best when they are happy and feel secure.

Fountain Montessori Pre -School St Albans Montessori classrooms and materials encourage curiosity and discovery. Your child will progress at the pace that is unique and perfect for them. In a patient, kind and nurturing environment, children learn to take responsibility for their growth, both academic and emotional. Through everyday activities, children learn coordination and dexterity, how to take care of themselves and their environment, and how to interact with others. As they dress, clean, ask for help, and participate in the classroom, they develop self-esteem and independence.

Interview with Sheldon Peever

Tell us a little about the background of your architectural practice

After working on a range of public, school and urban realm projects, the studio collective was established by Christine Peever in 2011. She have been in professional practice for 20 years, now focusing predominantly on bespoke residential projects.

What is your customer process from receiving that first enquiry?

We set up an initial consultation with the potential client and discuss the project; what may be achievable, and any planning issues that would need to be overcome. We outline the whole process from the initial designs to handing over a completed building. Once we have had a consultation, we put together a fee proposal which outlines the project brief, the work involved and our fees. We also advise on any other consultants that would be required to deliver the project.

Is there a type of commission that gets you particularly excited?

We love different and unusual briefs, which include very bespoke client requirements and properties that have challenges from either a planning or construction perspective. We approach every project from a fresh perspective, providing highly designed solutions to our clients’ aspirations for the project. We enjoy a challenge!

What advice would you give a family appointing an architect for the first time ?

You are more than likely to spend a significant amount of money carrying out building works, so it’s important to get the correct team on board from the outset. Being able to maintain a good working dialogue with your Architect is very important for the success of a project. There are many decisions that need to be made when undertaking building work, so having open discussions is one of the key elements to delivering a successful project. Generally speaking, Architects are design led in their approach, and if you are looking for a good innovative design to create something individual then an Architect should be your 1st choice. The key to a successful project is a good professional who will listen to you and support you along the way.

What’s your favourite thing about working in the St Albans area?

Working locally to where we are based and live is important to us. We have a very good understanding of the local area not just professionally but personally. We have built up a good relationship with local contractors, consultants and craftspersons that we love working with time and again. It’s great to pass through our wonderful city and see our completed work. Visiting old clients to receive positive feedback and the impact our work has had on their lives gives us a real sense of achievement.

Help and support from your local Council

You should inform your Local Authority of where you are moving from and where you are moving to around a month before you move. You can do this here.. https://system8.rbwm.gov.uk/publicaccesslive/selfservice/services/ changeofaddress/coastart.htm

You’ll need to include the forwarding addresses for every adult in the property that pays council tax.

Search for information and services from your council. Information for residents about St Albans City & District Council including council tax, bins and recycling, schools, leisure, streets and parking, this and lot’s more at the below link.

Planning and Building Control

Unsure which services you need?

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.

Please note that many developments will require both.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools).

You will probably need planning permission if your proposed development will do any of the following:

• create a new building, or change the use or appearance of an existing building

• affect the sunlight, privacy or outlook for neighbouring properties

• affect the nearby area with noise disturbance, smell or fumes

• work on or around listed buildings or any conservation areas

• affect traffic volumes, road safety or access

• change the density of development in an area

• use significantly different materials or finishes from nearby properties

• have an effect on existing trees

What is building control?

Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
