A little bit of history

“A big WELCOME and enjoy”

Until 1889 Putney was part of the ‘Hundred of Brixton’ parishes and was actually in Surrey. It was then grouped with Wandsworth to be part of Greater London. The area appears in the Domesday Book as a river crossing, and in the 1840s it was still connected to Fulham by a wooden bridge. The new stone incarnation, still standing today, opened in 1886 and is the starting point of the famous annual Oxford/Cambridge Boat Race.

Property in Putney varies from new, modern builds to old, restored Victorian and Edwardian-era houses. There’s something for everyone and every family in Putney. Some of the most coveted addresses include St Simon’s Avenue where there are generous 1920s properties; Deodar Road with direct access to the Thames; Bristol Gardens, which is surrounded by Putney Heath; period conversion apartments in Keswick Road or mansion blocks in Kenilworth Court. A number of large developments of modern apartments have been built in recent years along the riverbanks and Upper Richmond Road.

Why move to Putney?

In Putney you’ll find an eclectic mix of shops, restaurants and cafes serving up foods from every single corner of the globe. Putney station offers direct trains to central London via Waterloo station. It’s a really popular suburb for commuters to settle in because of the close proximity it shares with central London. Putney boasts great transport links with other areas of the UK and Europe thanks to

strong road and rail links, plus it’s within easy reach of Gatwick and Heathrow airports and major seaports at Dover. Putney has all the local amenities you’d hope to find in any well-located London suburb while also having its own charm and the advantage of being just a stone’s throw from central London itself.

Putney has two local underground stations, both on the Wimbledon

branch of the District line in Zone 2: East Putney and Putney Bridge, the latter on the Fulham side. Putney Overground station has fast trains to Waterloo or slower services that stop at Clapham Junction for trains to Victoria. There are also bus links locally. The A3 and M3 major roads are easily accessible and offer links to the wider motorway network including the M25 for Gatwick and Heathrow airports.

Ideal living

The Thames waterfront is central to living in Putney: east of the Bridge you’ll find riverside restaurants and pubs, plus the popular Putney Wharf development, while on the west bank there are boathouses and walking paths. On sunny weekends, Putney Heath is popular with walkers, while Wimbledon and Putney Commons are also readily accessible. Richmond Park, with its 2,500 acres of enclosed green space, is the largest open space in London, and can be accessed on foot or by bus. Wandsworth Park backs onto the river and is also a great spot for walking.

Putney has long been a popular area for families, with an impressive choice of state and independent schools in the area plus a vast array of nurseries for smaller children. There are 32 primary schools in the Putney catchment including 12 rated ‘Outstanding’ by Ofsted. There are also excellent secondary schools, with Ashcroft Technology Academy and Paddock School

proving popular. Independent schools include Putney High School for girls and Hall School Wimbledon. Roehampton University is also very close with a range of courses at undergraduate and postgraduate level.

Putney Market is popular with locals and takes place every Saturday in St Mary’s Church Square, with stalls for farm produce, fresh seafood, baking and deli items.

Could you illustrate an example of a residential project you’ve worked on locally and the outcome for your client?

The owners of our Wandsworth Family Home project asked us to embark upon the full refurbishment of this property in south London. They wanted us to transform a house with a tired and dated 1990s minimalist aesthetic into a beautiful and comfortable family home.

Jones Lambell Ellis Studio is an architectural design-led practice, built on a reputation for excellence in the high-end residential sector. JLE Studio was established in 2022, when Gerard Ellis became Principal Partner and Creative Director of the established Jones Lambell Ltd architectural practice. The original founders, Peter Jones and Ron Lambell, are well known veterans of the architectural and interior design worlds, and JLE Studio retains the heritage they created, whilst building new creative partnerships. The team creates beautiful, well-considered and elegant spaces in a relaxed and welcoming style. The JLE Studio style has a contemporary influence whilst retaining traditional elements to suit the age and proportions of heritage buildings. We also bring contemporary style with a classic elegance to newly built homes. We work closely with our clients, striving to exceed their expectations whilst bringing excellence in design and technical expertise to each project.

Could you summarise your customer process from receiving the initial enquiry?

A client’s initial enquiry is followed up by a telephone call from a Partner, to discuss outline details of the potential project. If we are able to assist, we arrange a site visit to the property to meet with the client. At this meeting the scope of the project is discussed, along with the potential time scale. After this meeting, we then compile a detailed fee proposal. if this is acceptable and the client is happy with the suggestions, the design process begins.

What characteristics set you apart from other practices?

We have years of technical expertise and experience in dealing with ‘difficult’ projects, from working on Listed Buildings to designing and building new developments. Our specialists have technical

As with many projects for older and period properties, the house had been altered and added to over many years. This had resulted in an irregular and disproportionate overall structure, with room layouts that were no longer appealing to a modern family lifestyle.

We had a meeting with our clients on-site and enjoyed a wide-ranging discussion about what they wanted to achieve. We discussed the number of bedrooms and bathrooms to be included, as well as additional new structures - in this case, a garden room.

Once the planning application had been approved, we started on the structural construction drawings. These include elevations of all the spaces as well as details of new lighting, sanitaryware, ironmongery and other interior features, plus the scheduling and timescale.

The construction phase is exciting for everyone concerned, and JLE Studio team members working directly on the project made regular site visits to liaise with the contractor. We communicated directly with the contractors to enable them to undertake the work adhering exactly to the design proposals.

This project was a very enjoyable process, as our clients were fully engaged with the necessary design decisions and made some excellent suggestions. Even if a suggestion could not be fully incorporated, we would all work around it to find a solution!

This transformation required several structural alterations for practical reasons but in essence, the overall room layouts were almost there and only needed small tweaks.

After a five-month planning and design process, and a 12-month construction process, the end result was exactly what our clients had requested –a beautiful, elegant and comfortable family home.

What is the most pleasing aspect of your job?

Seeing and hearing the reactions of clients when they finally move into the homes we create for them.

Continuing northwards from the Windmill up to the A3 and beyond, the plateau of Putney Heath is characterised by extensive areas of heathland, interspersed with groups of trees. The mounds of Roehampton Hills were formed in the late 60s by spoil from the nearby A3 cutting, an ideal area for sledging when it snows! Putney Sculpture Trail

Putney Sculpture Trail encompasses nine sculptures by British sculptor Alan Thornhill which are permanently publicly sited along the south side of the River Thames to either side of Putney Bridge, in the borough of Wandsworth. What major changes have you seen during your time practising in London in terms of clients demands and design trends?

Please tell us a little about the background of 3S Architects. 3s architects was founded as a partnership in 2000 by a German and an American architect with the core idea to add creative modern designs to character and period properties. 3s Architects is now a limited company headed by founding director Reinhard Weiss with a team of experienced architects specialising in private residential projects. With our international background and former experience from leading London and international practices, we are bringing new ideas and technologies to every project. We believe, private properties deserve as much attention to detail as commercial and civic projects. We aim to add value through sound conceptual and technical design to build high quality and long lasting homes which will stand the test of time. Over the last 20 years we have realised hundreds of projects – renovations, extensions and new builds - and we continue to contribute to our local community as well as building projects across the UK and international locations.

What is your definition of a great architect?

A good architect is a professional, who listens to their clients to interpret their brief, and through his or her architectural experience prepares designs to an advanced level, overseeing a project from concept through to completion. Throughout a project and on site, the architect represents the client, and they should be competent in all aspects of the design and building process, and accomplished at communicating with a multitude of consultants, manufacturers and tradesmen/builders to prepare and coordinate the designs. They will be good leaders with strong vision who can convince everyone involved which direction the design and project should head throughout the process. As an individual, they have exceptional design skills and an aptitude for lateral thinking with a strong design style and ethos. They are optimists and enablers, able to provide direction to the client to achieve the best designs possible. They are flexible enough to adapt to situations as they arise without being thrown off course from what it is that will give the project and architecture integrity. Much of the process in architecture is a team effort - great architecture is born out of great team work, good clients, consultants and good contractors with the architect taking the lead.

What words of encouragement would you give to a potential client who is considering making that first call to you?

Extending your house or building a new home can be a daunting task, but with a good professional team, creative designs and the correct preparation nearly anything is possible. Designing and building your dream home is a journey full of challenges, but it can be an exciting and

The underlying demand to bring more light into period properties connected with the desire for more habitable spaces; to improve the connection, traditional houses have with their gardens and landscape; extending at basement level with cinema rooms and gyms; reconfiguring internal spaces to improve the flow with open plan arrangements, embracing modern designs and interiors by introducing innovative products and materials as well as advanced technologies. And recently the addition of garden pavilions as home offices or recreational spaces.

Tell us about a residential project you are most proud of?

Most of our projects have something unique – with inspiration drawn from the physical context or an intimate relationship between the inside and outside and connection to a garden landscape. It is difficult to choose any single project as the one we are most proud of, but there are a number that stand out. Some of our best residential design projects are when we are able to transform a mundane or unlock a badly laid out house to create an inspiring and light filled home which has a positive identity and character. Redesigning the inside and out, reinstating historical character where needed and contrasting this with simple well-crafted modern designs can bring a timeless clean elegance. Perhaps one of our favourites was the redesign of a family home in Kew for the former owner of the Rock Garden Café, a restaurant and venue which attracted famous bands for gigs in the 80s. The client was great fun bringing a lot of their personality to the project. They deliberately bought the ugliest house on the street because they knew they could do almost anything they wanted to it. When we first saw the house it was very poorly laid out, with multiple changes in level across the ground floor and a stair located within the centre which was dark and an obstacle. We redesigned & extended the house from top to bottom, added a new basement, extensions, replaced the original stair with a modern open tread stair with a glass façade overlooking the rear garden and opened the space up to improve the flow of the house with great connection to the garden. Others include the refurbishment and extension of a property on Sheen Road, owned once by one of three daughters of a local property developer, with its cantilevered glass extension hovering above the rear garden. Amongst our most exciting projects currently under construction are a new villa on the Greek island of Lefkada which nestles semi-buried into a steeply sloping site overlooking the sea and a modern copper clad house in the rural village of Dummer.

What is planning?

Planning is the process of deciding whether a proposed development should go ahead or not.
